g. INCREASE IN REQUIRED SIDE YARD SETBACKS: Required yards shall be increased or enlarged <br /> as follows: <br /> 1. If a side yard abuts property developed with conforming residential uses, property zoned <br /> residentially, or property shown on the General Plan Map for residential development, such side <br /> yard shall be increased to twenty(20)feet in width. <br /> 2. Building No. 9 as shown on the site plan dated February 3, 2020 shall have a minimum set back <br /> of twenty (20) feet from the side yard property line adjacent to APN: 087-100-24. (Development <br /> Title Section 9-510.5(b)(1)) <br /> h. NOISE LEVELS: Noise levels shall comply with the following: <br /> 1. This project shall comply with the performance standards regarding noise pursuant to <br /> Development Title Section 9-1025.9. <br /> i. PARKING: Off-street parking shall be provided and comply with the following: <br /> 1. All employee parking spaces, driveways, and maneuvering areas shall be permanently <br /> maintained with base material of appropriate depth or Portland cement concrete to provide a <br /> durable, dust free surface. Bumper guards shall be provided when necessary to protect <br /> adjacent structures or properties. (Development Title Section 9-1015.5[e]) <br /> j. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> 1. Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty(20)feet wide. (Development Title Section 9-1015.5[h][1]) <br /> 2. The design of the driveway and traffic circulation plan for the site shall be incorporated into the <br /> construction plans. <br /> k. LIGHTING: Lighting shall be provided and comply with the following: <br /> 1. Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> I. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> 1. All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.8) <br /> 2. Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> m. SCREENING: Screening shall be provided and comply with the following: <br /> 1. All storage materials and related activities, including storage areas for trash, shall be enclosed <br /> by a screen six (6) to eight (8) feet in height. Items stored within one hundred (100) feet of a <br /> dedicated street or residential zone shall not be stacked higher than two (2) feet above the <br /> adjacent screen.
