Town Center land uses shall be located as <br />described by Figure 31: SPII Land Use. <br />2, Residential Units. Residential uses may be accommodated within vertically <br />Integrated, mixed-use buildings or as stand -&long structures within the Town <br />Center area. <br />a. Deakin Guidelines. Development of all community and ganerall commercial <br />areas shall comply with the provisions of the TOmark Ca mu #Ap"Lr- <br />/ 2hMgf Mounta[n House Commercial, Office, and Industrial Design <br />Manual (Chapter Five: District Gu Ida rines). <br />4. Town Center Uses. The Town Center is intended as a iorWoii for apeclalty <br />shopping, entertalnment. office, parks, high density housing and civic <br />functions. Multiple or mixed uses within each bullding (such as retail, office, <br />entertain Ment and residential) and vertical IntegrAfon of uses are <br />encouraged. <br />For an exact list of allowable users, see the Sari Joaquin County Development <br />Title (Chapter 9-706 M: Other Zones - Use Regulations). <br />5. Civic Uses, Civic and community buildings shall generally have primary <br />facades which "front" pubriv streets and spaces, and the design of such <br />facilities shall enhance public aacess and perception of such buildings. <br />6. Town Center Character. The Town Center sham exhibits ctinsWont urban <br />character conducive to community actlyitles and defined by architeettrre. <br />materials, landscape, signage, land use, high land intensity, and <br />development standards. Design of buildings and outdoor spaces shall <br />utilize color, special materials, signage, furnishings and lands capTn9 to <br />promote the area as the active "heart" of the new community. <br />7. Building Design. Buildings in the Tawn center sha11 malntain a continuity <br />and conslstehcy of design in tarms of character, materials and architectural <br />detail. Awnings, canopies, projecting signs and trellises shall be utiltzed to <br />provide visual interest and a more pedestrian scale. Suild-ings should be <br />sited to emphaslie a direct relationship with the street and provide frequent. <br />convenient connections to rear parking areas. <br />a. Town Center Landscape. The 7own Center landscape shalt create an area of <br />shaded, urban streets, pedestrian in scale. Landscape treatments in the <br />Town Centor sha#I include a more format landscape treatment than in other <br />areas of the community+. FmphasIs on complementary pattems of tree <br />plantings throughout pedestrian areas, as well as the use of tree grates and <br />other street furnishings including benches, foufRains, public art and other <br />urban struet vIoments. <br />S. Streets.. Local and Collector streat9 in the Town Center shall generally utilize <br />widened sidewalks extending to the curb, with tree -we 11s provided fur street <br />tree planting.
