MOUNTAIN HOUSE MASTER PLAN <br />CHAPTER TWO: COMMUNITY VISION <br />2.1 COMMUNITY CONCEPT <br />Mountain house is envisioned as a new seii-sufficient community offering <br />employment, goods, services, and recreation to an expected population of around <br />39,404 people. Land use and circulation are designed to encourage walking. <br />bicycling, and transit use through a highly landscaped, visually attractive <br />community. <br />Residential development in Mountain House is contained in 12 neighborhoods, <br />including 4P4 -Leri family neighborhoods, al)d two mixed active adult and family <br />neighborhoods (Neighborhood J and Neighborhood K , and one act ve aduil <br />Each family neighborhood, and the <br />Neighborhood K mixed active adult and family neighborhood, shall contain a K-6 <br />school, a Neighborhood Park, and a Neighborhood Commercial area. The <br />Neighborhood J mixed active adult and family neighborhood will not contain a K-8 <br />school but will Include proximate public recreational facilities. Neighborhoods A <br />and B are consolidated to accommodate a college campus_ The Neighborhoods <br />will each have a separate identity, achieved through design and landscaping. A <br />variety of types and prices of housing will be available. <br />Major weekly shopping and otiier services will be met by the Village Centers. A <br />centrally located Town Center will be the civic and commercial focal point of the <br />community. Employment centers will include office and industrial parks. IVa#ural <br />resources on the site will be enhanced to be an asset to urban development. <br />The goals and objectives in this chapter further identify the concept of Mountain <br />House. Other chapters plan each element of the community and contain policies <br />to guide the community's development. <br />The following assumptions pmvide the basic framework used in the formation of <br />the community -wide Master Pian. <br />a) Mountain House will have an expected population of approximately 89,000 <br />people. It will include approximately16.0000 Qrimary Expected <br />Residential Units which will be encompassed in separate Neighborhoods <br />generally organized around Neighborhood Centers_ <br />b) Approximately 21,000 jobs will be provided in Mountain House at full <br />buildout of the community. <br />cj Mountain House will develop in a manner consistent with t17is pian over a <br />20 to -40 year period. <br />2.2 OVERALL GOALS <br />Goal: <br />Create a high quality environment Mere people of all economic levels can live and <br />work_ <br />Chapter Two Page 2.1 <br />Revised February & November2da5 November 2019 <br />Resolution Template 01/2017 <br />
