Each $peciric Plan shall centain a determination by a <br />qualified architectural historian as to whether any of the structures that are more <br />than 50 years old would be affected by 5peodlc Plan implementation. If Specific <br />Plan implementation were determined to affect the stru=res, recommendations <br />by the qualified profossional shall W Impie mented; such mitigation measures could <br />consist of awoi&ma a of impacts by incorpor$tlrlg the structure into planned <br />developments, detailed architeefural documentation and history, or removal of a <br />structure to another location. Each Specific Plan shall map the location of all <br />structures 50 years or alder that have been determined by a historian to be rnf <br />Historic signftanca, except for Specific Man I, <br />7.6 PHASING AND COSTS <br />7.5.9 Capital Facility Cost &nd Phasing <br />Approximately 74025 acres of the (Mountain House cammunitywill be dedicated to <br />parks, recreaticr4 uses, open space, nature preserves, and wetlands. The capital <br />costs associated with development of these land uses will total more than $57 <br />million, Neighborhood Parks will total $6.8 milllon, Neighborhood Park larids will <br />be part of the Inttd equity program and will be ❑ansimcted by the MHGSDJ Another <br />$16,3 mlllion Is associated with facilities that are considered "Private ventures" <br />because the facility will likely generate revenues tb a private Dperatcr who will be <br />responsible for canstruc6ng and operating the faculty. Such private ventures are <br />not addressed as part of the Parks and Open Space Plan_ <br />in addition, there are approximately $10 million of additional facilities that will he <br />encouraged for development if it is determined that such devalapmeni Is financially <br />feasible; these improvements are considered "optional community Costs". <br />Imprgvements listed as optlpnal community costs are items that are considered <br />desirable for the community, but will be directly dependent on the financial <br />feasibility of their development. Boma of these -items include i eighborhoad pools. <br />Neighborhood Community Centers, and a community stadium and tennis court <br />faculty. If it is determined in future years that the community can afford to proVlde <br />these amehitles, and if the residents of Mountain Hause consider these items a <br />priority, they will ultimately Ire provided by the community. <br />Of the "planned facilities", 334 million will be included in the P F P far facilities that <br />must be fLinded as backbone Improvements, This amcunt includes $3.8 million tar <br />kit fox habitat mitigation, although any kit fox mitigation requirements are <br />❑onsidered highly unlikely.
