The equation utilized by the Hantzshe and Finnemore approach considers the <br />development area, soil denitrification factor, rainfall volume, rainfall nitrate concentrations, <br />waste effluent quantity, and waste effluent nitrate concentration. The formulas, calculations, <br />and assumptions are provided on Plates 7 and 8. The units of nitrate used in the mass balance <br />equation are nitrate-N, whose maximum drinking water contaminant level is 10 mg/L. <br />1.1 Description of Site <br />The property is located at 33503 S Koster Road (APN: 255-090-32), Tracy, County of San <br />Joaquin, California. The parcel is reportedly 1.26 acres of land. There is currently one single- <br />family residence with three bedrooms located in the central portion of the site; one <br />1200-gallon septic tank with leach lines and pits is located on the site to serve the current <br />residence. The property is located in a rural residential neighborhood, with Interstate 5 <br />approximately 1 mile west and California State Highway 132/Vernalis Road approximately <br />0.75 miles south of the site. The general vicinity consists of rural residential lots and <br />agricultural use. <br />The elevation at the site, according to a United States Geological Survey2, is approximately <br />125 feet above mean sea level (msl). The site is relatively flat, with topography in the area <br />grading gently to the northeast. <br />According to the San Joaquin County District Viewer web site,3 the subject property is zoned <br />AG-40. <br />Location maps of the subject property are attached to this report as Appendix A. <br />1.2 Proposed Development <br />The property currently consists of 1.26 acres of land with a primary 3-bedroom residence <br />with a 1200-gallon septic tank and associated leach lines. The project proposes to build a <br />two-bedroom, two-bath, single family manufactured home with a seperate onsite septic <br />system; there is currenly one domestic well in use. <br />2.0 PAST, PRESENT AND PROPOSED FUTURE USES <br />Present use consists of a 3-bedroom single-family home and a septic system with a 1200- <br />gallon septic tank with Permit No. 87-2400 dated June 18, 1987; there is currently one <br />domestic well on site, according to Permit No. 87-2804 July 24, 1987.
