Soil Suitability and Nitrate Loading Study <br /> FENG PROPERTY <br /> 26201 Thornton Road, Thornton, California <br /> 1.0. INTRODUCTION AND PROPOSED DEVELOPMENT <br /> AdvancedGeo, Inc. (AGI) has prepared this Soil Suitability and Nitrate Loading Study <br /> (Study) for the property located at 26201 Thornton Road, Thornton, California (site or <br /> subject property). The purpose of this Study is to determine the potential impact from <br /> nitrate loading and the suitability of the subsurface for an onsite wastewater treatment <br /> system (OWTS) located at the site and the future use of the property. The study was <br /> performed in accordance with the requirements of Section 9-1105.2(d) of the San Joaquin <br /> County Community Development Department (SJCCDD). The scope of work included a <br /> soil percolation test, review of published soil and groundwater information, local septic <br /> use and permit research and estimated nitrate impact to soil and groundwater at the site. <br /> The site and surrounding area are illustrated in Figure 1. A site plan depicting structures, <br /> the percolation test hole location, and the estimated location of the existing septic system <br /> are illustrated in Figure 2. <br /> 1.1. DESCRIPTION OF SITE <br /> The location of the site, surrounding properties and general setting is illustrated on the <br /> Thornton topographic map (7.5 Minute United States Geological Survey (USGS) <br /> Topographic Series, California). The site is located in the northern portion of Section 3, <br /> Township 4 North, Range 5 East, Mount Diablo Base and Meridian (Figure 1). <br /> The property is located at an elevation of approximately 10 feet above mean sea level in <br /> an area of low topographic relief. The regional slope of the area is relatively gentle and <br /> dips toward the west-southwest. The property is located on the west side of Thornton <br /> Road, approximately 365 feet south of the intersection of North Sacramento Boulevard <br /> and Thornton Road, Thornton, California. The site consists of a 0.811-acre parcel <br /> identified as San Joaquin County Assessor Parcel Number (APN) 001-190-660-000. The <br /> current land use type of the property is commercial, and the current zoning is general <br /> commercial. The existing structures on the site include an approximately 3,000-square <br /> foot commercial building, and four additional smaller buildings used for commercial and <br /> residential purposes. The property is provided potable water from a public water <br /> municipality (Appendix A; Figure 2). <br /> 1.2. DESCRIPTION OF PROPOSED DEVELOPMENT <br /> There is no proposed new development at the property. The existing 3,000-square foot <br /> commercial building is currently vacant and was previously utilized as a restaurant and <br /> bar. The building is proposed to be used as an animal research facility. There is one <br /> existing septic system at the subject property. It is AGI's understanding the septic system <br />
