Soil Suitability and Nitrate Loading Study FENG PROPERTY 26201 Thornton Road, Thornton, California 1.0. INTRODUCTION AND PROPOSED DEVELOPMENT AdvancedGeo, Inc. (AGI) has prepared this Soil Suitability and Nitrate Loading Study (Study) for the property located at 26201 Thornton Road, Thornton, California (site or subject property). The purpose of this Study is to determine the potential impact from nitrate loading and the suitability of the subsurface for an onsite wastewater treatment system (OWTS) located at the site and the future use of the property. The study was performed in accordance with the requirements of Section 9-1105.2(d) of the San Joaquin County Community Development Department (SJCCDD). The scope of work included a soil percolation test, review of published soil and groundwater information, local septic use and permit research and estimated nitrate impact to soil and groundwater at the site. The site and surrounding area are illustrated in Figure 1. A site plan depicting structures, the percolation test hole location, and the estimated location of the existing septic system are illustrated in Figure 2. 1.1. DESCRIPTION OF SITE The location of the site, surrounding properties and general setting is illustrated on the Thornton topographic map (7.5 Minute United States Geological Survey (USGS) Topographic Series, California). The site is located in the northern portion of Section 3, Township 4 North, Range 5 East, Mount Diablo Base and Meridian (Figure 1). The property is located at an elevation of approximately 10 feet above mean sea level in an area of low topographic relief. The regional slope of the area is relatively gentle and dips toward the west-southwest. The property is located on the west side of Thornton Road, approximately 365 feet south of the intersection of North Sacramento Boulevard and Thornton Road, Thornton, California. The site consists of a 0.811-acre parcel identified as San Joaquin County Assessor Parcel Number (APN) 001-190-660-000. The current land use type of the property is commercial, and the current zoning is general commercial. The existing structures on the site include an approximately 3,000-square foot commercial building, and four additional smaller buildings used for commercial and residential purposes. The property is provided potable water from a public water municipality (Appendix A; Figure 2). 1.2. DESCRIPTION OF PROPOSED DEVELOPMENT There is no proposed new development at the property. The existing 3,000-square foot commercial building is currently vacant and was previously utilized as a restaurant and bar. The building is proposed to be used as an animal research facility. There is one existing septic system at the subject property. It is AGI's understanding the septic system
