Finally, the <br /> Woodbridge Irrigation District canal is located onsite along the northwestern site boundary. <br /> 3.2.3 Surrounding Land Uses <br /> As shown in Figure 3-2, surrounding land uses include a mixture of agriculture, light industrial, and <br /> residential as described below. <br /> 3.2.3.1 North <br /> The western half of the site's northern boundary is defined by the centerline of the existing Woodbridge <br /> Irrigation District (WID) agricultural canal.Active agriculture and scattered residences exist north of the <br /> site. Pixley Slough is located approximately 0.5 mile north, and the City of Lodi is located approximately <br /> 2.5 miles north of the site. <br /> 3.2.3.2 East <br /> The site's eastern boundary is defined by North Ham Lane, followed by active agriculture and scattered <br /> residences. The Union Pacific Railroad is located approximately 0.5 mile east followed by State Route (SR) <br /> 99 located approximately 1.5 miles east of the site. <br /> 3.2.3.3 South <br /> The site's southern boundary abuts the rear of existing industrial and residential development that fronts <br /> Eight Mile Road between West Lane and North Ham Lane. Eight Mile Road is located approximately 490 <br /> feet south of the southern site boundary and provides driveway access to the existing non-conforming <br /> residential and industrial uses located north of Eight Mile Road within the AG zone between West Lane <br /> and Ham Lane. South of Eight Mile Road is active agriculture, followed by Bear Creek and the City of <br /> Stockton, both located approximately one mile south of the site. <br /> South of the Project site and immediately south of Eight Mile Road, between West Lane on the west and <br /> the Union Pacific Railroad on the east, lies the 341-acre Tra Vigne development project recently approved <br /> by the City of Stockton.At the time the NOP issued, the Tra Vigne project site was located in <br /> unincorporated San Joaquin County, immediately north of the City of Stockton. The Tra Vigne <br /> development project proposes development of a mix of land uses including single-family (1,728 units) <br /> and high-density residential (680 units), industrial, commercial, school, and traditional and non-traditional <br /> parks sites in the City of Stockton. Per Resolution No. 1440, dated January 14, 2021, the San Joaquin Local <br /> Agency Formation Commission approved annexation of the Tra Vigne project site into the City of <br /> Stockton. <br /> 3.2.3.4 West <br /> West Lane defines the site's western boundary. The WID agricultural canal lies immediately west of West <br /> Lane, followed by active agriculture.
