<br />1. All improvements shall comply with the City of Manteca Standards Plans and
<br />Specifications. Improvements plans shall be submitted to the City Engineer for approval. An
<br />encroachment permit is required for all disturbance within the public right-of-way or to
<br />public facilities. This includes closures or encroachment for purposes of construction.
<br />2. During all construction phases, Developer shall comply with City Laws regarding dust
<br />control. Developer shall also comply with San Joanquin Valley Unified Air Pollution Control
<br />District Regulation VIII (Fugitive Dust Prohibitions) in an effort to reduce the amount of fine
<br />particulate matter (PM10) entrained into the ambient air from man made sources.
<br />3. Application shall include a grease trap, in accordance with City Standards, on the
<br />private portion of this project's grey water/ sanitary sewer system. The grease trap shall be
<br />located within project's property limits.
<br />4. No portion of the building shall, or attached structures, may cross into the City's
<br />fight-of-way.

<br />5. Prior to final inspection, City inspectors shall determine if curb, gutter or sidewalk
<br />damage occurred as a result of the project's construction. Damaged infrastructure shall be
<br />replaced by the applicant/ contractor. Sidewalk installed with this project shall be six inches
<br />(6") thick
<br />Corrections/comments:
<br />1.All conditions of approval for this project (MPM-18-89) shall be written by the project developer on
<br />all building permit plan check sets submitted for review and Approval.
<br />2.An indenture shall be recorded in the office of the County Recorder designating 19 additional
<br />off-street parking spaces located not farther than 300 feet measured along the shortest available route of
<br />pedestrian access from the site of any such participating use and the use to be served, with legal
<br />descriptions of all sites involved, nd certifying that the off-street parking facility shall not be used for any
<br />other purpose unless the restriction is removed by resolution of the City Council. An attested copy of
<br />the recorded indenture shall be filed with the Public Works Director. The City-owned parking lot located at
<br />123 S. Grant Ave. shall not count towards these 19 off-street parking spaces. The indenture must be
<br />submitted with the building permit.
