FINDINGS FOR USE PERMIT <br /> PA-2100230 <br /> PORTUGUESE CLUB/TSJ CONSULTING, INC. <br /> 1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, any <br /> applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan <br /> adopted by the County. <br /> • This finding can be made because the use type Communication Services —Type II may be <br /> conditionally permitted in the R-L (Low Density Residential) zone with an approved Use <br /> Permit application. The project site has a General Plan designation of R/L (Low Density <br /> Residential), and the R-L zone is an implementing zone for this designation. There are no <br /> Master Plans, Specific Plans, or Special Purpose Plans in the vicinity. <br /> 2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other necessary <br /> facilities have been provided, and the proposed improvements are properly related to existing and <br /> proposed roadways. <br /> • This finding can be made because adequate utilities, access roads, sanitation, drainage, <br /> and other necessary facilities have been provided and the proposed improvements are <br /> properly related to existing and proposed streets and highways.The unmanned facility does <br /> not require water or sewer. Storm drainage will be constructed under permit and inspection <br /> by the Environmental Health Department and the Department of Public Works. <br /> 3. The site is physically suitable for the type of development and for the intensity of development. <br /> • This finding can be made because the 9.88-acre parcel is of adequate size and shape to <br /> accommodate the proposed,and existing, uses,and all yards, building coverage,setbacks, <br /> parking areas and other requirements of the Development Title. Pursuant to regulations,the <br /> support structure (monopole) is located a distance equal to at least the height of the said <br /> structure from residential-structures on adjoining properties. <br /> 4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare, or be <br /> injurious to the property or improvements of adjacent properties. <br /> • This finding can be made because the project has been conditioned to meet San Joaquin <br /> County development regulations that protect public health, safety, and welfare and ensure <br /> the project is not injurious to adjacent properties. <br /> 5. The use is compatible with adjoining land uses. <br /> • This finding can be made because the proposed use was previously approved at this site <br /> and extending the monopole height will not impact the compatibility of the use with <br /> adjoining land uses. <br /> PA-2100230—Findings 1 <br />
