§ 1.1 SJC District Viewer Map indicates the subject Parcel is currently 1.40 acres, and is located <br />at the end of the Moreing Court cul-de-sac. The Tentative Map has not been completed as <br />of the date of this report. The subject Parcel, as were all the properties on Moreing Court, <br />originally subdivided by Dr. Collins, DDS, who is deceased. Ms. Collins desires to <br />subdivide the subject Parcel into two or possibly three Parcels. It is unknown at this time <br />if any single family residential (SFR) structures will be constructed on this potential <br />subdivision. <br />Present land use of the property can be observed by the aerial Google Map and <br />photographs of the property and consists of the following: A large storage structure on the <br />east side of the cul-de-sac, referred to by Ms. Collins as the "barn," a pool south of this <br />barn structure, an open area abutting Smith's canal, a boat storage structure floating on <br />Smith's Canal, and the Collin's residential structure at the end of the cul-de-sac. <br />Located in Appendix C, is an EHD On-site Wastewater Treatment System Permit for the <br />property, illustrating the permit for the destruction of the original on-site septic tank. This <br />tank destruction apparently never occurred according to this referenced permit, which <br />ultimately expired. It is assumed the tank was destroyed when the residence was <br />connected to City of Stockton sewer, apparently in 2005, according to the EHD permit. <br />There is no soil depression(s) located or observed that may have been indicative of a <br />buried septic tank. This area of the City of Stockton had and has, both septic systems and <br />City sewer connections depending on the time of development. <br />§ 1.2 The Tentative Map is in the process of being prepared by Zack Wong, PE of Wong <br />Engineers, Inc., Stockton. The APN map illustrates the Parcel. <br />As referenced, a description of proposed development is to create two and possibly three <br />Parcels from the subject Parcel, through a Minor Subdivision, thus the reason for this <br />SSCR. <br />§ 1.3 The District Viewer Map denoting the location of the property is found in the Appendix A. <br />§ 1.4 The photographic plates found in Appendix E illustrate the subject property and items <br />located on the Parcel. These items include: The barn structure, which contains no <br />hazardous materials, the area to the east of the barn including discarded, non -hazardous <br />items such as a small trailer, roof tiles, a small greenhouse structure with potting soil and <br />bagged pesticides, and a small storage shed with lawn/landscaping equipment. <br />§ 2.0 PAST, PRESENT AND PROPOSED FUTURE USES OF THE SITE <br />§ 2.1 Past utilization of the property over one hundred years ago was probably agricultural <br />dryland and possibly flood irrigated farming. <br />Page -3- <br />Chesney Consulting <br />
