1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br />1.1 Description of site: The project consists of adjusting and subdividing parcel 157-210-33 into three <br />parcels. The subject Assessor's Parcel Numbers are 157-210-33 and 157-210-46. The project is in a <br />residential neighborhood. The parcel is zoned Low -Density Residential. There is currently one house on <br />the parcel. <br />1.2 Description of Proposed Development: It is proposed to create three new parcels by relocating the <br />south line of parcel 157-210-33 southerly and subdividing the adjusted parcel into three parcels. In <br />accordance with the San Joaquin County Development Title, this Surface and Subsurface Contamination <br />Report (SSCR) is being submitted for approval. This report will investigate the property for visual or <br />historical environmental contamination based on field observation, interviews with the owner, and <br />County records. (This SSCR includes no chemical analysis). <br />1.3 Parcel location map: (See Appendix for Tentative Map with Vicinity Map and APN page). <br />1.4 Site Map: (See Appendix for Tentative Map). <br />2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE• <br />2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of information of <br />the historic use of this property is testimony from the owner, Ivan Rico. Mr. Rico was interviewed in <br />July, 2021. The owner has owned the parcel for more than 9 years. The present land use is residential <br />and bare ground. The proposed future use of the site will be residential. <br />3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br />CONTAMINATION: <br />3.1 Methods used to research: Methods used to research this parcel were records researched at the <br />San Joaquin County Agriculture Commissioner's office in July, 2021 (see appendix for results). An <br />onsite survey was performed on August 6, 2021 by staff of Dillon & Murphy. The San Joaquin County <br />Environmental Health Department's underground storage tank mitigation database list did not yield any <br />concerns. <br />3.2 Description of all past on-site potential and/or known above and below ground sources of <br />contamination identified at the project site: Past on-site potentials for contaminations are low. There <br />has been one residential home built on the property within the last three years. Historically there have <br />been no underground storage tanks. The owner has no knowledge of improper above ground storage of <br />chemicals on the subject parcel. <br />
