Item No. 18 <br /> PJC 10-7-76 <br /> 5-76-8 <br /> Page 2 <br /> OTHER CONSIDERATIONS <br /> - Refer to EIR 74-25 for other considerations. <br /> - This project will require relocating a natural swale. <br /> - Drainage is proposed to be retained on each lot. This is not the best <br /> engineering practice; it will be difficult to enforce. <br /> - 10' for dedication, for widening Forest Lake Road is proposed and a cash <br /> share for widening improvements, Forest Lake Road should be fully improved <br /> to County Standards on both sides. <br /> - Sewage disposal by individual septic tanks is proposed, the local soils <br /> are unsuited to this method of sewage disposal. <br /> - Water supply will be by individual wells, electricity will be via overhead <br /> lines, the EA-3 zoning and 3 acre lot size is to avoid underground utilities. <br /> - It would be more desirable to use- the existing swale for a common drain <br /> and provide an evaporation pond or terminal drainage. This area has drainage <br /> problems - local drainage systems are suited to agriculture not urban <br /> development. <br /> - This area should be rezoned to RR-200 to conform with the General Plan. <br /> -- With a more free flowing design it would be possible to avoid the need to <br /> relocate the natural swale. <br /> - There are no public water, sewer or drainage facilities available. <br /> RECOMMENDATION <br /> - Certify EIR 74-25 as adequate to cover the possible impacts of this project. <br /> - Approval, subject to the following conditions : <br /> 1) All improvements shall be in conformance with the requirements <br /> of the County of San Joaquin. <br /> 2) Easements for utilities shall be as required by P.G.& E. , P.T.& T., <br /> and all other public utilities. The provisions of Article XIIA7 of <br /> Ordinance 892, as amended, shall apply. <br /> 3) Plans for all improvements to be approved by San Joaquin County <br /> Department of Public Works prior to consideration of the Final Map. <br /> 4) Provision for storm water drainage shall comply with standards and <br /> requirements of the Department of Public Works prior to considera- <br /> tion of the Final Map. <br /> 5) Water system or methods shall conform to the requirements of the <br /> Local Health District and <br /> 6} to water supply and pressure for fire protection with I � <br /> fire hydrants an shall be installed in conformance X" <br /> with the requirements of the Coun y st Lake <br /> Rural Fire District. <br />
