Water system or methods shall conform to the re- quirements of the Loral Health District, the Department of Public Works and the San Joaquin County Ordinance No. 1862. 6. Sewage disposal system or methods shall conform to the requirements of the San Joaquin Lo :al Health District and Ordinance No. 549. 7. The minimum net lot area shall be 65,000 square feet. 8. In lieu of conveyance of park land to the County, as prescribed in Section 18.01 of Ordinance 892, as amended, the developer shall contribute fees of equivalent value as defined in said section. 9. A Preliminary Soil Report as prescribed in Section 5.165 of Ordinance 892, as amended, shall be required. 10. Park Place is to be improved to County stan?ards as approved by the Department of Public Works provided, however, it may remain a private road. ' 11. Tentative Map and the Final Map shall have shown thereon the location of the wells, drain ponds, and leaching areas as required by the Local Health District. 12, Dedication of 5' widening of Valpico Road. 13. A maintenance of all improvements within the subdivision shall be provided for through deed restrictions, and the program of such maintenance shall be submitted for approval to the Department of Public Works and County Counsel prior to recording of the subdivision.
