LOCATION AND SIZE: In the area of Stockton, at Cherokee Road and Tina Place. <br /> Approximately 2 acres divided into 31 lots or parcels. <br /> EASEMENTS: Easements for utilities, and other purposes are shown on the title report and <br /> subdivision map recorded in the Office of the San Joaquin County Recorder, Book 22, <br /> Page 78. <br /> USES AND ZONING: The Office of the County Surveyor has submitted the following <br /> information concerning this subdivision: <br /> "The street improvements, including concrete curb and gutter, within said <br /> i <br /> subdivision have been constructed, complete in place, and accepted by the San <br /> Joaquin County Board of Supervisors for maintenance by the Department of Public <br /> Works. Refer to Board of Supervisors Resolution No. R-77-1266 and R-77-1278 <br /> for said acceptance and declaration of streets within said. subdivision as highways for <br /> road purposes for maintenance by San Joaquin County. <br /> The street lighting system, storm water drain system, and domestic water system, <br /> have also been constructed, complete in place, and accepted by the Board of Super- <br /> visors per said Resolution No. R-77-1278. These improvements will be maintained by <br /> the Walnut Acres Public Improvement and Street Lighting Maintenance District, which <br /> was formed for this purpose by the Board of Supervisors July 22, 1976, per Resolu- <br /> tion No. R-76-4011. <br /> The sanitary needs of the subdivision will be met by individual septic systems <br /> on each lot. Said septic systems are to be approved by and meet the requirements <br /> of the San Joaquin Local Health District and their Ordinance No. 549. <br /> It should also be noted that said Walnut Acres Subdivision is within, and <br /> will be served by, the Waterloo-Morada Rural County Fire Protection District of <br /> San Joaquin County. The necessary fire hydrants and connections within said subdi- <br /> vision have been constructed as required by said fire district and County Fire <br /> Warden. <br /> Please note also that no assessments have been levied against the lots within <br /> said subdivision for the improvements referred to above. Said improvements have <br /> been constructed, complete in place, by the developer in the development of said Walnut <br /> Acres Subdivision. <br /> Each lot within said subdivision will be assessed accordingly for the maintenance <br /> and operation of the street lighting system, storm water drain system, and domestic <br /> water system referred to by the Walnut Acres Public Improvement and Street Lighting <br /> Maintenance District. The maximum property tax rate for the maintenance and operation <br /> of said improvements by said maintenance district being $5.00 per $100.00 of assessed <br /> valuation as set by said Resolution R-76-4011 forming said maintenance district." <br /> RESTRICTIONS: There are no recorded Declaration of Restrictions affecting this <br /> subdivision. <br /> TAX ESTIMATES: If the subdivider is unable to give you the current tax information <br /> for your lot, you may approximate your taxes, as follows: <br /> TAKE 25% OF THE SALES PRICE, DIVIDE BY 100, AND THEN MULTIPLY BY THE <br /> TOTAL TAX RATE.
