PC: 7-17-75 -10- <br /> Powers, cont. <br /> 2. Easements for utilities shall be as required by PG&E, PT&T, and all other <br /> public utilities. The provisions of Article XIIA of Ordinance 892, as amended <br /> shall apply. <br /> 3. Plans for all improvements to be approved by San Joaquin County Department of <br /> Public Works prior to consideration of the Final Subdivision Map. <br /> 4. Provisions for storm water drainage shall comply with standards and requirements <br /> of the Department of Public Works prior to consideration of the Final Subdivision <br /> Map. <br /> 5. Water system or methods shall conform to the requirements of the Local Health <br /> District and the Department of Public Works. <br /> 6. An adequate water supply for fire protection with fire hydrants and connections <br /> shall be installed in conformance with the requirements of the County Fire Warden <br /> and the Waterloo-Morada Rural Fire District. <br /> 7. Drainage and street lighting systems and domestic water shall be maintained by <br /> a utilities maintenance district. The maintenance district shall be formed <br /> prior to acceptance of the Final Subdivision Map. <br /> 8. The minimum net lot area shall be 30,000 sq, ft. <br /> 9. In lieu of conveyance of park land to the County, as prescribed in Section 18.01 <br /> of Ordinance 892, as amended, the developer shall contribute fees of equivalent <br /> value as defined in said section. <br /> 10. A Preliminary Soil Report as prescribed in Section 5.165 of Ordinance 892, as <br /> amended, shall be required. <br /> 11. Full street improvements in compliance with Ordinance 672 shall be provided within <br /> the subdivision. All proposed streets shall be fully improved on both sides in <br /> compliance with County Standards. Curb and gutter shall be provided on all <br /> proposed streets. <br /> 12. Provisions for standby power for water system per Department of Public Works and <br /> Local Health District requirements. <br /> X13 All applications for building permits for each lot shall clearly define the re- <br /> C quired 10,000 sq. ft. septic system leaching area. This condition shall also <br /> \ be noted on the Final Map. <br /> 14.
