ti <br /> S-75-3 <br /> "WALNUT ACRES" <br /> RECOMMENDED SUPPLEMENTAL CONDITIONS OF APPROVAL IN ADDITION TO OTHERS <br /> WHICH MAY BE PROPOSED DURING THE HEARING: <br /> 1. All improvements shall be in conformance with the requirements of <br /> the County of San Joaquin. <br /> 2. Easements for utilities shall be as required by P.G.&E. , P.T.&T. , <br /> and all other public utilities. The provisions of Article XIIA of <br /> Ordinance 892, as amended, shall apply. <br /> 3. Plans for all improvements to be approved by San Joaquin County <br /> Departnsnt of Public Works prior to consideration of the final <br /> subdivision map. <br /> 4. Provisions for storm water drainage shall comply with standards <br /> and requirements of the Department of Public Works prior to <br /> consideration of the final subdivision map. <br /> 5. Water system or methods shall conform to the requirements of the <br /> Local Health District and the Department of Public Works. <br /> 6. An adequate water supply for fire protection with fire hydrants <br /> and connections shall be installed in conformance with the require- <br /> ments of the County Fire Warden and Waterloo-Morada Rural Fire <br /> District. <br /> 7. Drainage and street lighting systems shall be maintained by a <br /> utilities maintenance district . The maintenance district shall <br /> be formed prior to acceptance of the final subdivision map. <br /> 8. The minimum net lot area shall be 30,000 sa. ft. <br /> 9. In lieu of conveyance of park land to the County, as prescribed <br /> in Section 18.01 of Ordinance 892, as amended, the developer shall <br /> contribute fees of equivalent value as defined in said section. <br /> 10. A Preliminary Soil Report as prescribed in Section 5. 165 of <br /> Ordinance 892, as amended, shall be required. <br /> 11. Full street improvements in compliance with Ordinance 672 shall be <br /> provided within the subdivision.
