Item No. 1 <br /> P/C 2-16-78 <br /> Z-78-18/EIR-78-4 <br /> Page 2 <br /> REFERRALS AND REPLIES <br /> Lodi Unified School District - The Lodi Unified School District is not in <br /> favor of any type of zoning that will create new subdivisions. All schools <br /> are at capacity load and we cannot accommodate any new students. <br /> . It is the district' s strong position that the development of new home sites <br /> be approved only when the school district can accommodate the children <br /> or the financing of such accommodation is forthcoming. <br /> Local Health District - Have no conditions to impose on this application. <br /> Morada Homeowners Association <br /> Building Department - requires a plot plan signed by Planning Department, <br /> Public Works, San Joaquin Local Health District ; two complete sets of plans ; <br /> permits and inspections at time of construction. <br /> Public Works Department <br /> Central California Traction Company <br /> OTHER CONSIDERATIONS <br /> - EIR-78-4 has been prepared to evaluate the environmental affects of the <br /> proposed rezoning and the future subdivision. A 73 rural residential <br /> subdivision is proposed. <br /> - The proposed RR-65 (Rural Residential) zone would bring the properties <br /> into conformance with the General Plan. <br /> - The Subdivision Map will be conditioned to assure that it complies with the <br /> Subdivision Ordinance and the conditions of all applicable departments. <br /> RECOMMENDATIONS AND FINDINGS <br /> - Certify the Environmental Impact Report EIR-78-4. <br /> - Approve the rezoning from I-PA to RR-65, with the following findings: <br /> 1) The proposal conforms with the General Plan designation as rural <br /> residential. <br /> ') The proposal would not adversely affect any master or precise plan. <br /> 3) The proposal meets the intent of the Zoning Ordinance. <br /> 4) The subdivision will be conditioned to assure that there are no <br /> adverse environmental effects on the surrounding area. <br />
