CONDITIONS OF APPROVAL MS-92-0214 JAMES AND VIRGINIA EUBANKS Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval of the Parcel Map. This approval will expire two (2) years from the date of approval unless, (1) all Conditions of Approval have been complied with, and (2) a Parcel Map has been filed with and accepted by the Surveyor' s Division. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance Requirements. Ordinance Requirements cannot be modified. 1. DEVELOPMENT SERVICES: a. The minimum parcel size shall be two acres. (Section 9-310 . 3 of Development Title) b. The minimum lot width for parcels 1, 2 and 4 shall be 150 feet. (Section 9-310. 4 of Development Title) C. Parcel 3 and Parcel 4 shall be reconfigured so that Parcel 3 does not have frontage on Hewitt Road; access for Parcel 3 shall be off Fine Road. 2 . DEPARTMENT OF PUBLIC WORKS: a. A Parcel Map is required. (Development Title Section 9-915. 2) b. The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and payable at the time of building permit application. (The fee currently is $2 , 235. 00 per single family dwelling unit in the Linden area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. ) (Resolution R-90-304 , R-91-1025) C. Dedication to result in a 25-foot wide right-of-way from the centerline of Fine Road to the property line and a 30-foot wide right-of-way from the centerline of Hewitt Road to the property line with a 20 ' x 20 ' corner cut-off (snipe) at the intersection shall be required across the frontage of APN 093-030-18 .
