CONDITIONS OF APPROVAL <br /> MS-92-0214 <br /> JAMES AND VIRGINIA EUBANKS <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire two (2) years from the date of approval <br /> unless, (1) all Conditions of Approval have been complied with, and <br /> (2) a Parcel Map has been filed with and accepted by the Surveyor' s <br /> Division. <br /> Those Conditions followed by a Section Number or other Statutory <br /> Requirement are based on Ordinance Requirements. Ordinance <br /> Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES: <br /> a. The minimum parcel size shall be two acres. <br /> (Section 9-310 . 3 of Development Title) <br /> b. The minimum lot width for parcels 1, 2 and 4 shall be 150 <br /> feet. (Section 9-310. 4 of Development Title) <br /> C. Parcel 3 and Parcel 4 shall be reconfigured so that <br /> Parcel 3 does not have frontage on Hewitt Road; access <br /> for Parcel 3 shall be off Fine Road. <br /> 2 . DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. <br /> (Development Title Section 9-915. 2) <br /> b. The Traffic Impact Mitigation Fee will be required when <br /> parcels are developed. The fee is due and payable at the <br /> time of building permit application. (The fee currently <br /> is $2 , 235. 00 per single family dwelling unit in the <br /> Linden area. The fee shall be automatically adjusted <br /> July 1 of each year by the Engineering Construction Cost <br /> Index as published by the Engineering News Record. ) <br /> (Resolution R-90-304 , R-91-1025) <br /> C. Dedication to result in a 25-foot wide right-of-way from <br /> the centerline of Fine Road to the property line and a <br /> 30-foot wide right-of-way from the centerline of Hewitt <br /> Road to the property line with a 20 ' x 20 ' corner cut-off <br /> (snipe) at the intersection shall be required across the <br /> frontage of APN 093-030-18 . <br /> (Development Title Section 9-860. 4) <br />
