FINDINGS FOR MAJOR SUBDIVISION <br /> PA -2100280 <br /> CHRISTOPHER W. & DIANE B . KNOLL TRUST / DILLON & MURPHY <br /> 1 . The proposed subdivision is consistent with the General Plan , any applicable Master Plan , Specific Plan , <br /> and Special Purpose Plan and any other applicable plan adopted by the County . <br /> • This Finding can be made because the parcels have a General Plan designation of RIR ( Rural <br /> Residential ) . The proposed zone for the properties is R - R ( Rural Residential ) As such , the <br /> proposed project is consistent with the General Plan and Development Title . There are no <br /> Specific Plans or Special Purpose Plans . <br /> 2 . The design or improvement of the proposed subdivision is consistent with the General Plan and any <br /> applicable Specific Plan or Special Purpose Plan . <br /> • This Finding can be made because the design and improvement of the proposed subdivision <br /> are consistent with standards contained in the General Plan as reflected in the tentative map . <br /> Each proposed parcel is 2 acres or larger in size , and the General Plan allows for on -site water, <br /> on -wastewater systems , and on -site drainage for parcels 2 -acres or lager in size . The water will <br /> be provided by on -site wells . Wastewater disposal will be provided by on -site septic systems . <br /> Storm drainage will be natural . There are no Specific Plans or Special Purpose Plans in the <br /> project vicinity . <br /> 3 . The site is physically suitable for the type of development proposed . <br /> • This Finding can be made because the tentative maps are consistent with the General Plan <br /> density requirement of 0 . 2 to 1 dwelling units per gross acre . The project ' s proposed 2 -acre <br /> minimum lot size complies with the minimum lot area for the R- R Zone . The project complies <br /> with development requirements contained in the Development Title and County standards are <br /> otherwise satisfied . <br /> 4 . The site is physically suitable for the proposed density of development . <br /> • This Finding can be made because the number of parcels proposed is consistent with the RIR <br /> General Plan density requirement of 0 . 2 to 1 dwelling units per gross acre . The entire project <br /> area is 14 . 57 -acres , and the total number of lots proposed is 7 , which results in a dwelling <br /> density of approximately 0 . 48 dwelling units per gross acre . <br /> 5 . Neither the design of the subdivision nor any proposed improvements are likely to cause substantial <br /> environmental damage or substantially and avoidably injure fish or wildlife or their habitat . <br /> • This Finding can be made because the Initial Study prepared for this project did not identify <br /> any known rare or endangered species or habitats or other substantial environmental adverse <br /> effects to fish , wildlife , orhabitat . <br /> 6 . The design of the subdivision or type of improvements is not likely to cause significant public health <br /> problems . <br /> • This Finding can be made because each resultant parcel proposed by the subdivision is <br /> large enough to be served by private services and will be serviced by private wells , private <br /> wastewater systems , and on -site storm drainage . <br /> 7 . The design of the subdivision or the types of improvements will not conflict with easements acquired by <br /> the public at large for access through or use of property within the proposed subdivision . <br /> PA- 2100280 — Findings 1 <br />
