Impact:
Land use conflicts with adjacent agricultural activities.
Poitigation:
Avoid lot splitting for rural residential uses in those areas
which are in agricultural production.
Finding:
No. 3, above.
supporting Facts:
The study area is already divided into smaller lots for home -
sites, which makes agricultural practices difficult.
Agricultural economics have reached the point where it is no
longer feasible to produce apricots and walnuts in the
Valpico area.
3. Impact:
Expansion of the Valpico Rural Residential Area is not con-
sistent with the City of Tracy's or the County's intent to
encourage development where urban services are available.
N.itication:
None.
Pindinc•
No. 3, above.
supporting Facts:
The existing Valpico Rural Residential Area is essentially
built out. Due to the demand for rural residential homesites,
and the inability of the City of Tracy to meet the demand for
new residential development, it is appropriate to allow addi-
tional rural residential homesites in this area.
