Item No.'s 6.a - 6.d. <br /> PC: 11-5-92 <br /> MS-92-209, MS-92-208, <br /> MS-92-177, MS-92-190 <br /> CONDITIONS OF APPROVAL FOR MS-92-208 <br /> Unless otherwise spectfled, all Condltlons of Approval shall be compiled with prior to the approval <br /> of the Parcel Map. <br /> This approval will expire three (3) years from the date of approval unless (1) all Conditions of <br /> Approval have been complied with and (2) A Parcel Map has been filed with and accepted by the <br /> Surveyor's Division. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modtfled. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. The minimum parcel size shall be fire acres. (Section 9-610.2 of the Development Title) <br /> b. The minimum parcel width shall be 150 feet, measured at 30 feet back from the front lot <br /> h line. (Section 9-610.4 of the Development Title) <br /> t <br /> C. On-site drainage shall be provided if terminal drainage is not available. (Chapter 9-1135 <br /> of the Development Title) <br /> 2 DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Development Title Section 9-915.2) <br /> b. The owner shall execute an Irrevocable Offer to Dedicate a 25-foot-wide right-of-way along <br /> the easterly property line of APN 007-150-43. A $200.00 fee currently is required for <br /> processing, per Development Title Table 9-240.2, in addition to a copy of the Grant Deed <br /> and a legal description of the parcel to be offered for dedication. (Development Tale <br /> Section 9-860.4) <br /> C. The Traffic Impact Mitigation Fee will be required when the parcels are developed. The <br /> fee is due and payable at the time of building permit application. The fee currently is <br /> $2.235.00 per single-family dwelling unit in the Lockeford area The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record. (Resolutions R-90-304 & R-91-1025) <br /> d. The frontage improvements for the right-of-way to be offered for dedication (Condition b. <br /> above) from the southerly property line of Parcel 2 to the northerly property line of Parcel <br /> 1 shall be constructed in conformance with the standards for one-half of a 50-foot-wide <br /> right-of-way rural residential road. The construction of the frontage improvements will be <br /> deferred upon execution by the owner of a Deferred Frontage and Roadway Improvement <br /> Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement with <br /> -,/ a deposit equivalent to the estimated construction costs prior to approval of the Parcel <br /> -14- <br />
