This project consists of a Site Approval Application <br />for the construction of '176 apartment units to inclutle a total of 28 three-story buildings, 60 feat in haig ht; and 1 two-story <br />recreation/leasing office facility with recreation amenities of about 5,000 square feat. Application includes a total of 176 <br />two -car garages and 44 uncovered parking spaces, including 3 ADA spaces For a total of 396 parking spaces. This <br />project is on the same site as PA -2100154 approved earlier this year. The applicant is seeking racommandations on this <br />alternative style of apartment development Only one of the apartment projects will be allowed to proceed and the other <br />Site Approval will ba terminated. The project site is locatatl on the north side of E. Amaudo Avenue, locatatl between S. <br />Tradition Street and S. Provitlence Street, Mountain House (APN: 254-020-02). <br />San Joaquin County is a signatory to San Joaquin County MtJlti-Spacias Habitat Conservation and Opan Spaces Plan <br />(SJMSCP). Participation in the SJMSCP satisfies requirements of both the state and federal endangered species acts, <br />and ensures that the impacts are mitigated below a level of significance in compliance with the California Environmental <br />Quality Act (CEQA). The LOCAL JURISDICTION retains responsibility for ensuring [ha[ the appropriate Incidental Take <br />Minimization Measure are properly impiamentad and monitored and that appropriate fees era paid in compliance with the <br />SJMSCP.
