<br /> <br />Surface and Subsurface Contamination Report <br />SCHMIEDT PROPERTY <br />22600 & 22770 South Union Road, Manteca, California <br /> <br /> <br />1.0. INTRODUCTION <br /> <br />AdvancedGeo, Inc. (AGI) has been retained by the Schmiedt Family Trust to prepare this <br />Surface and Subsurface Contamination Report for 22600 & 22770 South Union Road, <br />Manteca, California (hereafter referred to as subject property or property), identified as <br />San Joaquin County Assessor’s Parcel Numbers (APNs) 226-110-010 (Parcel 1) and <br />226-110-020 (Parcel 2). The property is located in an unincorporated area of San Joaquin <br />County, south of Manteca, and west of Ripon, California. <br /> <br />The purpose of the Surface and Subsurface Contamination Report is to identify, to the <br />extent feasible, any real or potential surface or subsurface contamination caused by past <br />or current land uses of the subject property that could lead to liability in the event of <br />ownership, that could have a potential impact on property value, or that could impact the <br />present or future use of the subject property. The report includes evaluation of nonpoint <br />sources of hazardous materials, as well as potential point sources, such as above ground <br />or underground fuel storage tanks, septic systems, or chemical storage areas. San <br />Joaquin County Development Ordinance Title 9-905.12(a) was used as a guideline to <br />perform this assessment. <br /> <br />The Surface and Subsurface Contamination Report is required by San Joaquin County <br />to facilitate a tentative Parcel Map to reapportion the existing parcels. The proposed <br />reapportion removes a 2.5-acre portion from Parcels 1 and 2 creating a new parcel <br />identified as Parcel A as well as the designated remainder. A site location map is included <br />as Figure 1; a vicinity plan depicting the boundaries of the existing and proposed parcels <br />and surrounding property information is provided as Figure 2; and a site plan depicting <br />site structures and proposed Parcel A in more detail is presented as Figure 3. A copy of <br />the tentative Parcel Map is provided in Appendix A. <br /> <br /> <br />2.0. SITE DESCRIPTION <br /> <br />The subject property comprises two adjoining parcels, totaling 59.68-acres, located along <br />the east side of South Union Road, within a rural agricultural area of unincorporated San <br />Joaquin County, south of the City of Manteca, California. <br /> <br /> APN 226-110-010-000: 1.0-acre parcel located adjacent to the east side of South <br />Union Road approximately 200 feet north of East Veritas Road is developed with <br />a single-family dwelling and multiple sheds. <br /> APN 226-110-020-000: 58.68-acre parcel located at the northeast corner of the <br />intersection of South Union Road and East Veritas Road is developed with three <br />barns, one shop building and agricultural land consisting of almond orchards and <br />strawberry fields. <br />
