Item No. 5 <br /> 5-81-6 <br /> P/C 4-16-81 <br /> Page 5 <br /> (d) The subdivider shall agree to and shall pay users fees for the <br /> utility services from the time the improvements are accepted by <br /> the County to the end of the fiscal year, or up to a one (1) <br /> year period, as the case may be. <br /> 2. Public sewer, water supply and storm water drainage systems shall be ' <br /> provided throughout the subdivision. <br /> (a) A drainage system shall be provided to meet the requirements of <br /> the County and to provide adequate drainage for the improvements. <br /> The acceptance or approval by the County of the drainage system <br /> does not relieve the developer (or his engineer) of the responsi- <br /> bility of providing an adequate drainage system. <br /> (b) A public water system shall be provided conforming to the re- <br /> quirements of the Local Health District and the Department of <br /> Public Works. The system shall provide adequate water supply <br /> and fire hydrants for fire protection in conformance with <br /> Section 9-1831 of Ordinance 2634 and the requirements of the <br /> County Fire Warden and the Manteca-Lathrop Rural Fire District. <br /> (c) The public sewer system shall be constructed in conformance with <br /> the requirements of the Local Health District and the Department <br /> of Public Works. <br /> 3. Easements for utilities shall be as required by Pacific Gas & Electric <br /> Company, Continental Telephone Company, and all other public utilities. <br /> The provisions of Section 9-1730 of Ordinance 2634, as amended, <br /> requiring undergrounding of utilities , shall apply. <br /> 4. (a) Access to State Route 120 from Lots 1 and 18 shall be restricted <br /> as described in Section 9-1800 of Ordinance 2634. A fence shall <br /> be constructed along said right-of-way. <br /> (b) Access to the easement along the east line shall be restricted <br /> from Lots 10, 12 , 13, 14, 15, 16, 17 , and 18. <br /> 5. A Preliminary Soil Report as prescribed in Section 9-1507 of Ordinance <br /> 2634, as amended, shall be required. <br /> 6. This map is approved for eighteen (18) months. <br /> 7. A left-turn pocket, as approved by Caltrans, shall be provided at the <br /> Ideal Parkway access point. <br /> RECOMMENDATION AND FINDINGS <br /> Ratify the Negative Declaration and approve the project subject to the <br /> recommended conditions with the following findings : <br />
