"The design of the subdivision or the type of improvements <br />will not conflict with easements acquired by the public at <br />large for access through or use of the property within the <br />proposed subdivision." <br />This finding can be made. The new public road (Vacco Road) <br />will improve access to the surrounding area. <br />8. "The proposed facilities and improvements are consistent with <br />the General Plan." <br />This finding can be made because all land or improvements <br />to be dedicated will satisfy County requirements. <br />9. "The design of the subdivision provides, to the greatest <br />extent feasible, for the future passive or natural heating <br />opportunities in the subdivision." <br />° This finding can be made because individual dwellings can <br />be oriented to take advantage of solar orientation. <br />PROJECT DESCRIPTION <br />The proposed project is to divide an existing 12.24 -acre flag lot <br />parcel into seven rural residential lots. The proposed parcel <br />sizes are to vary from 65,000 square feet to 101,295 square feet. <br />Access to the subdivision will be via Fine Road from the west <br />through a proposed public road (Vacco Road) to the project pro- <br />perty, which will be served by Golden Hills Place. Lot No. 1 of <br />the proposed subdivision will continue to have access from Fine <br />Road via the 25 -foot flag access road. <br />Each lot in the subdivision is proposed to be served by an indi- <br />vidual well and septic system. A terminal storm drainage system <br />will convey storm drainage to the Fine Road drainage system. <br />Electrical service will be provided by Pacific Gas and Electrical <br />Company, while telephone service will be provided by Continental <br />Telephone. <br />
