Item No. _
PC: 7-16-87
SU -87-24
Page 2
6. "The design of the subdivision or the type of improvements is
not likely to cause serious public health problems."
This finding can be made because the minimum parcel size is
65,000 square feet, which is large enough to accommodate
individual wells and septic and drainage systems, as per
the recommended Conditions of Approval.
7. "The design of the subdivision or the type of improvements
will not conflict with easements acquired by the public at
large for access through or use of the property within the
proposed subdivision."
This finding can be made. The new public road (Vacco Road)
will improve access to the surrounding area.
8. "The proposed facilities and improvements are consistent with
the General Plan."
This finding can be made because all land or improvements
to be dedicated will satisfy County requirements.
9. "The design of the subdivision provides, to the greatest
extent feasible, for the future passive or natural heating
opportunities in the subdivision."
° This finding can be made because individual dwellings can
be oriented to take advantage of solar orientation.
PROJECT DESCRIPTION
The proposed project is to divide an existing 12.24 -acre flag lot
parcel into seven rural residential lots. The proposed parcel
sizes are to vary from 65,000 square feet to 101,295 square feet.
Access to the subdivision will be via Fine Road from the west
through a proposed public road (Vacco Road) to the project pro-
perty, which will be served by Golden Hills Place. Lot No. 1 of
the proposed subdivision will continue to have access from Fine
Road via the 25 -foot flag access road.
Each lot in the subdivision is proposed to be served by an indi-
vidual well and septic system. A terminal storm drainage system
will convey storm drainage to the Fine Road drainage system.
Electrical service will be provided by Pacific Gas and Electrical
Company, while telephone service will be provided by Continental
Telephone.
