CONDITIONS OF APPROVAL SU-87-16 VERNER CONSTRUCTION All conditions, unless otherwise noted, shall be met prior to filing of the final map. 1 . Planning Division: a. The floor level of all residential structures shall be raised one foot above the 100-year flood elevation, as indicated by the best available information. b. In lieu of conveyance of park land to the County, as prescribed in Section 9-9261 of the Planning Title, the developer shall contribute fees of equivalent value as defined in Section 9-9264. Arrangements for the payment of said fees shall be approved by County Counsel . 2 . Department of Public Works: a. Revised Improvement Plans and estimates for Eagle Park Unit No. 2 shall be submitted to the Department of Public Works for approval . b. If improvements referred to herein are not completed prior to the approval of the Final Map, the subdivider shall execute an agreement with the County of San Joaquin which will insure the completion of improvements within one ( 1 ) year after filing the Final Map. 3 . Building Inspection Division: a. A grading plan shall be submitted by the applicant, and it shall be approved and a grading permit shall be issued by the Building Inspection Division prior to the performance of any excavation or filling of earth material . b. The grading plan shall contain the information listed in the U.B.C. , Appendix, Chapter 70, Section 7006( 1 ) . c . The grading plan shall include complete drainage details and elevations of the adjacent parcels. Retaining wall details shall be submitted where applicable . d. Subdivision grading in excess of 5 , 000 cubic yards shall comply with Section 7014 for "Engineered Grading Requirements . " e . All recommendations of the soils engineer shall be incor- porated in the grading plan. Conditions of Approval - 1 - (SU-87-16)
