CONDITIONS OF APPROVAL <br />SU -84-7 <br />Page 2 <br />h. The drainage system shall meet the requirements of <br />the County and provide adequate drainage for the <br />improvements (development). The acceptance or approval <br />by the County of the drainage system does not relieve <br />the developer (or his engineer) of the responsibility <br />of providing an adequate drainage system. <br />i. In lieu of conveyance of park land to the County, as <br />prescribed in Section 9-1450 of Ordinance 2634, as <br />amended, the developer shall contribute fees of <br />equivalent value as defined in said section. <br />j. Full street improvements in compliance with Section <br />1612 of Ordinance 2634 and Ordinance 672 shall be <br />provided within the subdivision. Fairoaks Road <br />shall be fully improved on the subdivision side in <br />compliance with County standards with a five-foot <br />setback along the right-of-way. <br />k. Water system or methods shall conform to the require- <br />ments of the Local Health District, the Department of <br />Public Works, and San Joaquin County Ordinance 1862. <br />1. A Preliminary Soil Report, as prescribed in Section <br />9-1507 of Ordinance 2634, as amended, shall be <br />required. <br />3. Pacific Gas & Electric: <br />A 10 -foot public utility easement shall be provided along <br />the frontage of all parcels. <br />4. Banta-Carbona Irrigation District: <br />The District's open irrigation lateral adjacent to the <br />subdivision is to be fenced at the developer's expense <br />and is to be approved by both Banta-Carbona Irrigation <br />District and the Department of Public Works. <br />5. Lots #1 and #17 are to have turn -around driveways. <br />NOTE: Major Subdivision Application No. SU -84-7 of Thomas <br />Fornasero was approved by the San Joaquin County Planning <br />Commission on November 7, 1985, subject to the above con- <br />ditions. <br />
