The addition of another 204 acres to the Special Purpose plan would normally require approximately .. <br /> 393,300 gallons of water per day, according to water use estimates included in the San Joaquin <br /> County Public Works Improvement Standards (1,800 gallons per day per acre of industrial use). <br /> However, the amendment of the 204 acres into the Special Purpose Plan is being proposed to <br /> accommodate a specific use, the ADT Auto Auction. The auto auction will consume much less <br /> water than typical industrial development of the land, since most of the land will be used for car <br /> storage. Engineers for ADT have calculated that the facility would consume approximately 57,760 <br /> gallons of water per day. <br /> The conceptual water delivery system, originally outlined in the Special Purpose Plan, would be <br /> modified to reflect the site plan for the ADT Auto Auction. The auto auction will use private water <br /> lines to serve the entire 204-acre site. Thus, the revised conceptual water system design would be <br /> revised so that the public water lines end at the entrance to the ADT parcel. The original alignments <br /> of the public loop road and public water lines to serve individual industrial lots would be deleted <br /> (Figure 9). <br /> Wastewater Service <br /> The terms of the services agreement between Prologis(King&Lyons)and the City of Tracyrequire <br /> the City to treat up to 319,000 gallons of wastewater from the business park. A permanent <br /> wastewater line was completed between the business park and the regional shopping mall at the <br /> Grant Line/I-205 interchange. Sewage is sent to the City's wastewater treatment plant adjacent to <br /> the Spreckels Sugar plant. <br /> At the time that the Special Purpose Plan was adopted in May 1994,the City of Tracy had allocated <br /> all of the capacity of the City wastewater treatment plant to existing uses and planned growth. <br /> Prologis was able to receive a commitment from the City to treat up to 319,000 gallons per day after <br /> buying the sewage discharge rights from an industrial plant in the City which had gone out of <br /> business.The projected wastewater generation for full development of the entire 610-acre business <br /> park is expected to be between approximately 750,000 and 860,000 gallons per day (see Special <br /> Purpose Plan, page 57). The 128 acres within the 1994 Special Purpose Plan boundaries were <br /> estimated to generate 209,000 gallons per day. <br /> The amendment of 204 acres into the Special Purpose Plan requires the issuance of a"will serve" <br /> letter from Tracy, indicating that the City has the capacity to treat the additional amount of <br /> wastewater from the amendment area.
