September 20, 1973 DESCRIPTION OF MORADA WEST PUBLIC IMPROVEMENT AND STREET LIGHTING MAINTENANCE DISTRICT San Joaquin County, California A portion of the northeast one-quarter (NEI) of Section thirteen (13), Township two (2) North, Range six (6) East, Mount Diablo Base and Meridian, and being a portion of Lots 39, 40, 41, 42, 43 and 44 of SHIPPEE HOME RANCH, the map or plat of which is filed in Book of Official Maps and Plats, Volume 3, page 43, San Joaquin County Records, more particularly described as follows: Commencing at the northeast corner of said northeast one- quarter (NEI) of Section thirteen; thence South 89° 25' 08" West along the north line of said northeast one-quarter of Section thirteen, a distance of 158.0 feet to the TRUE POINT OF BEGINNING. on the west right of way line of North 99 Frontage Road as shown on map of survey filed in Book of Surveys, Volume 24, page 33, San Joaquin County Records; thence continue South 890 25' 08" West along the north line of said northeast one-quarter of Section thirteen, a distance of 2487.30 feet to the northwest corner thereof said northwest corner also being the northwest corner of the 59.78 acre parcel of land shown on said map of survey; thence South 00° 47' 00" West along the west line of said northeast one-quarter of Section thirteen, a distance of 2599.98 feet to a point on the north right of way line of Hammer Lane (80 feet wide), said point also being the southwest corner of the 63.06 acre parcel of land shown on said map of survey; thence North 890 26' 00" East along said north right of way line of Hammer Lane, a distance of 1376.94 feet to the southwest corner of the 0.608 acre parcel of land shown on map of survey filed for record in Book of Surveys, Volume 16, page 108, San Joaquin County Records; thence North 000 09' West along the west line of said 0.608 parcel of land, and the northerly production of said west line, a distance of 286.00 feet to the northwest corner of the 21 -foot wide strip of land referred to on map of survey filed for record in Book of Surveys, Volume 23, page 68, San Joaquin County Records; thence North 890 26' 00" East along the north line of said 21 -foot wide strip of land and the north line of PARCEL "B" and PARCEL "A", all as shown on last said map of survey, a distance of 390.00 feet to the west line of DORSEY MANOR, the map or plat of which is filed in Book of Maps and Plats, Volume 13, page 35, San Joaquin County Records; thence North 000 09' 00" West along said west line of DORSEY MANOR, 662.30 feet to the northwest corner thereof; thence North 890 26' 00" East along the north line of said DORSEY MANOR and the easterly production of said north line, a distance of 717.04 feet to the aforesaid west right of way line of North 99 Frontage Road; thence North 240 24, 43" West along said west right of way line of North 99 Frontage Road, 17.18 feet; thence North 000 47' 34" West along said west right of way line of North 99 Frontage Road, a distance of 1636.62 feet to the true point of beginning.
