<br />SUBJECT TO:
<br />1.• (a) All improvements shall conform with the improve-
<br />ment Standards and Specifications of the County
<br />of San Joaquin. All improvement plans and
<br />specifications must be approved by the San
<br />Joaquin County Department of Public Warks prior
<br />to approval of the Final Map.
<br />(b) If improvements referred to herein are not
<br />completed prior to the approval of the Final
<br />Map, the subdivider shall execute an agreement
<br />with the County of San Joaquin insuring the
<br />completion of improvements within one (1) year
<br />after the filing of the Final Map,
<br />(c) Mokelumne Street shall be fully improved on
<br />the subdivided side in compliance with the
<br />County standards, including curbs and gutters.
<br />The sidewalk design criteria shall be submitted
<br />to the Department of Public works and Planning
<br />Department and approved by the Planning Commission.
<br />(d) The subdivider shall agree to and shall pay
<br />users fees for the utility services from the
<br />time the improvements are accepted by the
<br />County to the end of. the fiscal year, or up to
<br />a one (1) year period, as the case may be.
<br />2. Public sewer, water supply and storm water drainage
<br />systems shall be provided throughout the subdivision.
<br />The subdivision shall be connected to the Woodbridge
<br />Sanitary District for sewer services.
<br />(a) A terminal drainage system shall be provided
<br />to meet the requirements of the County and to
<br />provide adequate drainage for the improvements.
<br />The acceptance or approval by the County of
<br />the drainage system does not relieve the
<br />developer or his engineer of the responsibility
<br />of providing an adequate drainage system.
<br />(b) A public water system shall be provided con-
<br />forming to the requirements of the Local Health
<br />District and the Department of Public Works.
<br />The system shall provide adequate water supply
<br />and fire hydrants for fire protection in
<br />conformance with Section 9-1831 of Ordipance
<br />2634 and the requirements of the County' Fire

<br />(e) The public sewer system shall be constructed
<br />in conformance with the requirements of the
<br />Local Health District, the Department of
<br />Public Works and the Woodbridge Sanitary
<br />District,
<br />(d) A mandatory homeowners' association shall£
<br />be formed prior to the acceptance of the Final MaH
<br />P
<br />to provide for the operation, maintenance, and
<br />improvement of drainage, water, street systems,
<br />landscaping and street Lighting.
<br />3. Easements for utilities shall be as required by
<br />Pacific Gas and Ele ctric Company, Pacific Telephone
<br />and Telegraph Company, the Woodbridge Sanitary District
<br />and all other public utilities. The provisions of
<br />Section 9-1730 0£ Ordinance 2634, as amended, requiring a
<br />undergrounding of utilities shall apply, r

<br />4• (a) Access to Mokelumne Street shallbe restricted
<br />as described in Section 9-1800 of Ordinance
<br />2634. A fence shall be constructed generally
<br />along said right-of-way.

<br />(b) In lieu of conveyance of park land to the County,
<br />as prescribed in Section 9-1450 of Ordinance
<br />2634, as amended, the developer shall contribute
<br />fees of equivalent value as defined in said
<br />section.
<br />5. A Preliminary Soil Report as prescribed in Section
<br />9-1507 of Ordinance 2634, as amended, shall be required.,
<br />6. The Final Map shall note and clearly delineate any
<br />area subject to an Intermediate Regional Flood (100
<br />year flood). All development within the subdivision
<br />shall conform to the requirements of the San Joaquin
<br />County Flood plain, Combining Zones (Title 9, Division
<br />8, Chapter 1, San Joaquin County Ordinance Code)•'.
<br />7, This map is approved for eighteen (18) months.
<br />8. The minimum street pavement width shall be 24' with g-
<br />on --street parking prohibited. The project engineer
<br />shall certify that the pavement structural section
<br />conforms with County Standards. Two (2) off-street
<br />parking spaces shall be provided for each unit.
<br />9. Each unit shall be provided with a 100 square fo t
<br />minimum enclosed yard or patio,
<br />10. Abandonment or relocation of levee easement shale 'F>
