It.^m No. 3
D/C 10-21-81
-82-1
Page 2
REFERRALS AND REPLIES
- Pacific Gas & Electric Company -- Pacific Gas & Electric Company has
recroded easements as follows : Book 159, Page 106 ; Book 3807, Page 293 ;
Boole 3736 , Page 423; Book 3812 , Page 152 . Any work within these easements
;nest be done with the prior consent of P. G. & E.
- Public Works -- The site would be subject to an Intermediate Regional
flood to an elevation of 6 ' N.G.V.D.
- Woodbridge Fire District -- No comments .
OTHER CONSIDERATIONS
- The project area does not have fire protection . There is a small pumper
engine at the marina operated on an ad hoc basis .
- The project will entail a large expansion of the mobilehome park, exposing
more people and property to fire hazard. In addition, subdivision of the
property and separation of ownership from the marina will interfere with
coordination of fire protection. Improved fire protection should be
provided in proportion to the increased size of the project.
- Tile Local Agency Formation Commission is working to provide improved fire
protection.
- At present, there is an 82 space mobilehome park on the property. This
project will increase that number to 201 mobilehome spaces . The Board
of Adjustment has determined that the original use permit allows this
expansion, due to the owners having installed underground improvements.
- The property is subject to flooding . The mobilehomes will have to be
anchored to prevent their being swept off their fo;tndations. If the waste-
water treatment plant is expanded, wastewater ponds will have to be provided
with levees allowing for 3 ' of freeboard, as required by Section 9-8004 (a) 8.
The water supply system should also have flood protection to prevent
contamination of drinking water during flooding .
- A County Service Area should be created to take responsibility for sewage
disposal. Lot 4 should be included in this County Service Area to ensure
that the necessary service is provided.
RECO1,1MENDATION
Forward the project to the Planning Commision with a recommendation of
approval subject to:
1) A All improvements shall conform with the Improvement Standards and
Specifications of the County of San Joaquin. All improvement plans
and specifications must be approved by the San Joaquin County
Department of Public Worlcs prior to approval of the Final Map.
B If improvements referred to herein are not completed prior to the
approval of the Final Map, the subdivider shall execute an agree-
ment with the County of San Joaquin insuring the completion of
improvements within one (I) year after filing the Final Map.
