TRAFFIC IMPACT ANALYSIS <br /> GOLF COURSE TERRACE PURD <br /> i STOCKTON, CALIFORNIA <br /> FEBRUARY, 1985 <br /> SETTING <br /> Project Description <br /> The proposed project is a planned unit residential <br /> development (PURD) known as Golf Course Terrace . The site of <br /> the proposed development is located in the City of Stockton <br /> in the general area which is south of Eighth Street, north <br /> of the Van Buskirk Golf Course, east of the San Joaquin <br /> River , and west of Interstate Highway 5. The project <br /> location and a map of the vicinity are presented in Figure <br /> 1. <br /> * The proposed project is to consist of a mixture of <br /> residential land uses totaling 1 ,500 dwelling units on 157. 3 <br /> acres of gross land Area. The development density +of the <br /> project will be 9.5- units per gross acre and 11 .6- . units <br /> per net acre. Of the dwelling units proposed in the <br /> project, 500 are to be R-1 type units and 1 ,000 are to be <br /> R-2 type units . <br /> Existing Circulation System <br /> Access to the site will be primarily via Eighth Street, <br /> Charter Way, and Fresno Avenue. Eighth Street is essentially <br /> a two-lane street at the present time , with wider pavement <br /> width near its intersections with the I-5 ramps.. Charter <br /> Way is primarily a two lane roadway with a center two-way <br /> left-turn lane; however, at its intersections with Stockton <br /> Street and the I-5 ramps Charter Way is wider, with <br /> additional through lanes in each direction . Fresno Avenue <br /> between Charter Way and Eighth Street presently has a badly <br /> deteriorated unpaved surface which makes vehicular travel <br /> extremely uncomfortable and unattractive. <br /> Figure 2 presents a diagrammatic representation of the <br /> existing lane configurations on City streets in the vicinity <br /> and a summary of the existing roadway surface conditions . <br /> Corrected by RVA. <br /> JjJoseph R.Holland 1 Consulting riallio Engineer <br />
