Item No . _6 _ <br /> PC : 9- 19-85 <br /> SU-85-6 <br /> Page 4 <br /> CONDITIONS OF APPROVAL <br /> 1 . Public Works Department : <br /> a. All improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the County of <br /> San Joaquin. <br /> b . All improvement plans and specifications must be approved by <br /> the County of San Joaquin Department of Public Works prior <br /> to approval of the Final Map. <br /> c . If improvements referred to herein are not completed prior <br /> to the approval of the Final Map, the subdivider shall exe- <br /> cute an agreement with the County of San Joaquin ensuring <br /> the completion of improvements within one ( 1 ) year after <br /> filing the Final Map. <br /> d. Public utility easements shall be as required by Pacific Gas <br /> and Eelctric Company and any other public utility companies . <br /> e . All utilities serving this development shall be underground <br /> within the development and along its frontage . <br /> f . The drainage system shall meet the current requirements of <br /> the County and provide adequate drainage for the improve- <br /> ments (development ) . The acceptance or approval by the <br /> County of the drainage system does not relieve the developer <br /> (or his engineer) of the responsibility of providing an ade- <br /> quate drainage system. <br /> g. A Preliminary Soil Report , as prescribed in Section 9-1507 <br /> of Ordinance No . 2634, as amended, shall be required. <br /> h . Full street improvements along Etcheverry Drive, in accor- <br /> dance with farm or estate subdivision streets per Public <br /> Works Improvement Standards, shall be provided and <br /> constructed. Etcheverry Drive shall be dedicated and <br /> improved to a 60-foot right-of-way. MacArthur Drive shall <br /> be improved on the subdivision side in compliance with <br /> County standards for an 84-foot-wide right-of-way. <br /> i . Provide 20-foot right-of-way radius returns at Cherry Court <br /> and Fairoaks Road with a setback of 30-feet from the cen- <br /> terline of Fairoaks Road, with improvements . <br /> � . Provide secondary emergency access from Bates Court to <br /> Etcheverry Drive. <br />
