r ^ <br /> SUGGESTED <br /> CONDITIONS OF APPROVAL <br /> RINAURO <br /> SU-85-6 <br /> CARBONA ESTATES , <br /> 1. PUBLIC WORKS DEPARTMENT: <br /> a. All improvements shall be in conformance with the Board_ of Super- <br /> visors Adopted Improvement Standards and Specifications of the <br /> County of San Joaquin. <br /> b. All improvement plans and specifications must be approved by the County <br /> of San Joaquin Department of Public Works prior to approval of the <br /> Final Map. <br /> c. If improvements referred to herein are not completed prior to the <br /> approval of the Final Map, the subdivider shall execute an agreement <br /> with the County of San Joaquin ensuring the completion of improvements <br /> within one (1) year after filing the Final Map. <br /> d. Public utility easements shall be as required by Pacific Gas and <br /> Electric Company and any other public utility companies. <br /> e. All utilities serving this development shall be underground within <br /> the development. ` <br /> _f Drainage shall be provided by a pond on each individual lot, <br /> `�� _ excluding the existing residence on Lot 1. <br /> g. A preliminary Soil Report, as prescribed in Section 91507 of <br /> Ordinance No. 2634, as amended, shall be required. <br /> h. Ten (10) feet shall be dedicated along the MacArthur Drive frontage. <br /> That portion of Etcheverry Drive to be dedicated and improved with <br /> this application (420 ft. (±) fronting Lots 8,9, and 10) shall be <br /> constructed with a 32 ft. paved section as approved for SU-84-6, <br /> Etcheverry Estates. Cherry Court (50' R/W) shall be dedicated and <br /> improved with a 32 foot paved section. <br /> is Provide a 29 foot radius paved return with a 300 flare at Fairoaks <br /> and Cherry Court. <br /> j . A forty (40) foot paved temporary turnaround easement at the end of <br /> Etcheverry Drive shall be provided. <br /> kk. DELETE <br /> 1. The name of Cherry Court shall be changed to avoid similarity of <br /> existing street names. <br /> m. Etcheverry Drive shall be changed to Bates Road. <br /> n. Locations of drain ponds, leach fields, and wells shall be shown <br /> on the improvement plans only, with a reference to that effect <br /> on the Final Map. <br />
