S-77-10, PLANNED <br /> UNIT DEVELOPMENT NO PUD-77-2, and EIR-77-18 <br /> of DON COSE, for a 44 lot residential sub- <br /> division and a planned unit development, on <br /> the southeast corner of Grantline Road and <br /> Bird Road, East of Tracy. <br /> PROPOSAL <br /> - The proposed development would consist of 44 residential lots from 1.23 to <br /> 2.62 acres in size, one public road "Stoneridge" and one cu - e-sac "Rocky <br /> Point Court. " <br /> - Domestic water, sewage disposal and drainage will be provided by ndividual <br /> ota. <br /> HISTORY <br /> - The subject property was originally zoned I-H and I-A. It was rezoned to <br /> RA-15, R-4 and C-2 in December 1963; EA and GA zones were adopted in Decem- <br /> ber 1967. A portion of the subject area was rezoned again May 20, 1971, <br /> from C-2, RA-15 and R-4 to RA-20. <br /> - A subdivision and numerous divisions of land have occurred in this area <br /> over the last 15 years. <br /> - An Environmental Impact Report EIR-76-18 was prepared for the rezoning and <br /> subdivision and certified as adequate by the Environmental Review Committee <br /> on October 20, 1976. <br /> ZONING <br /> - Reclassification Petition No. Z-76-66 to rezone area from RA-20, R-4, C-2, <br /> GA-5 and EA-1 to RR-65 (Rural Residential) was approved by the San Joaquin <br /> County Board of Supervisors on January 13, 1977. <br /> LAND USE <br /> - Property Use - most of the area is vacant, though several recently con- <br /> structed residences can be found in the southwestern portion of the area and <br /> several older structures can be found in the northeastern portion of the <br /> area including an abandoned drive-in restaurant and gas station. A P. G. & <br /> E. Transmission line crosses the property. <br /> - Property Size - The parcel contains 71.95 acres. <br /> - Facilities - The subsequent subdivision will rely on individual wells and <br /> sept and on-site storm drainage. <br /> - General Land Use - The surrounding area is primarily agricultural field <br /> crops. The community of Banta is located 1/2 mile west of the subject <br /> parcel. Banta is a small unincorporated agricultural community east of <br /> Tracy. <br /> - Zoning Pattern - The zones surrounding the subject property are agriculture <br /> zones of 1-10 acre sizes. <br />
