(DISTRICT 4). <br /> APPLICANT: Kevin Huber APN: 025-130-63 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. In addition, the existing San Joaquin County and City of Stockton Flood Insurance <br /> Studies, which delineate flood risks, floodplains, and floodway areas, are currently being reevaluated. <br /> The reevaluation is being conducted by the Federal Emergency Management Agency, Region IX, <br /> Building 105, Presidio of San Francisco, California 94129-1250, telephone (415) 923-7186. The <br /> reevaluation may delineate additional flood risks. The official flood maps are available for review at the <br /> Department of Public Works, 1810 East Hazelton Avenue, Stockton. These flood maps will be updated <br /> when the reevaluation process is completed. <br /> Thornton Road has an existing right-of-way width of 80 feet and a planned right-of-way width of <br /> 84 feet. State Highway Route 12 has a variable existing right-of-way width and a planned right-of-way <br /> width as determined by Caltrans. <br /> Thornton Road does qualify as a Surface Transportation Assistance Act (STAR) route. <br /> The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and <br /> payable at the time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. All improvements shall be in conformance with the Improvement Standards and Specifications <br /> of the County of San Joaquin. All improvement plans and specifications shall include grading <br /> plan for each individual lot, if applicable. These improvement plans and specifications are <br /> subject to plan check, field inspection fees and must be approved by the County of San Joaquin <br /> Department of Public Works prior to approval of the Parcel Map. <br /> (Development Title Section 9-240, Section 9-910, Section 9-1100 and R-92-814) <br /> 2. If improvements referred to herein are not completed prior to the approval of the Parcel Map, <br /> the subdivider shall execute an agreement with the County of San Joaquin ensuring the <br /> completion of improvements within one (1) year after filing the Parcel Map. <br /> (Development Title Section 9-1100.30)) <br />
