All traffic signs and markings shall conform to the Manual on Uniform Traffic Control Devices <br /> and San Joaquin County Standards and shall be shown on the improvement plans. <br /> (Development Title Section 9-1150.2) <br /> 14. Access rights shall be dedicated and restricted for Parcels 1 and 8 along the frontage of <br /> State Highway Route 12. <br /> (Development Title Section 9-1150.5) <br /> 15. Water meters shall be installed on all water services. <br /> (Board of Supervisors Order B-91-650) <br /> 16. Offer of Dedication of ground water rights is required. <br /> 17. For future development of"Designated Remainder", services shall be provided in accordance <br /> with the adopted County Development policies for "Division 11: Infrastructure Standards and <br /> Requirements" of the San Joaquin County Development Title, and shall be noticed by a <br /> statement on the Parcel Map. <br /> (Development Title Section 9-1135.11(b)) <br /> 18. This development is subject to reapportionment under the San Joaquin Area Flood Control <br /> Agency Assessment District No. 96-1 (Flood Protection Restoration Project). An application <br /> requesting the reapportionment of the unpaid portion of the assessment, along with payment of <br /> the reapportionment fee, shall be provided prior to recording the Final Map. <br /> 19. The project shall be served by a public water system, including a new well constructed by the <br /> subdivider, conforming to the requirements of the San Joaquin County Public Health Services <br /> Environmental Services Division and the Department of Public Works. The public water <br /> system shall provide adequate domestic and fire water supply in conformance to the <br /> requirements of the County Fire Warden and the local Fire District, and shall have sufficient <br /> capacity to serve this project, Flying J project (UP-98-7), and the land identified by Assessor's <br /> Parcels No. 055-160-19, No. 055-160-53. The developer may request the formation of an area <br /> of benefit so that he may be compensated for oversizing his well to serve other Developments. <br /> A test well showing that the production well will meet all applicable standards is required prior to <br /> the approval of the improvement plans of any work within the site. The water main shall <br /> connect to the existing system at the end of Banner Street and at the intersection of Republic <br /> Way and De Broggi Road. If the projects (UP-98-7, UP-98-13, or MS-98-36) proceed with a <br /> water well first, the developer shall pay for his proportionate share of the cost of that well in lieu <br /> of the well for this development. <br /> (Development Title Section 9-1120.2) <br /> GK:BN:mr <br /> PS-OH081-M1 <br /> E: Thomas M.
