Item No. 1 <br /> PC : 12-6-84 <br /> S-85-1 <br /> Page 3 <br /> CONDITIONS <br /> MAJOR SUBDIVISION APPLICATION NO. 5-85-1 <br /> GIBRALTER COMMUNITY BUILDERS <br /> Planning Division : <br /> 1 . The applicant shall receive appropriate permits/permission <br /> from CalTrans for the proposed access of Pommel Lane onto <br /> Highway 12 . <br /> 2 . A landscaping plan shall be submitted for approval by the <br /> Director of Planning. <br /> 3 . All structures used for public assembly, restaurants, motels , <br /> and hotels or other type of residential occupancy shall be <br /> protected with automatic fire sprinkler systems . Fire pro- <br /> tection is to be provided by a public agency subject to <br /> approval of the type and method by the Board of Supervisors <br /> prior to approval of the Final Map. <br /> 4 . This map is approved for three years (to expire on December <br /> 6, 1984) . <br /> 5 . A preliminary soils report shall be submitted. <br /> Public Works Department : <br /> 1 . Construct frontage improvements along Thornton Road ( 100 ' <br /> right-of-way) , including pavement and P.C .C . curb, gutter , and <br /> sidewalk in accordance with Sections 9-9301 , 9-9309 , and <br /> 9-9352 of the Ordinance Code, and Public Works Standard No . <br /> B-2 for an 84 ' right-of-way street . <br /> 2 . Construct full frontage improvements along De Broggi Road <br /> ( 100 ' and 80 rights-of-way) , including 60 ' pavement and P.C .C . <br /> curb, gutter, and sidewalk on the subdivided side , in accor- <br /> dance with Section 9-9301 and 9-9352 of the Ordinance Code , <br /> and Public Works Standard No. B-2 for an 84 ' right-of-way <br /> street . Dedicate a 2 ' right-of-way on the subdivided side to <br /> obtain the minimum half-width standard of 42 ' . <br /> 3 . Construct full street improvements for Pommel Lane, including <br /> a 60 ' pavement and P. C.C. curbs, gutters, and sidewalks in <br /> accordance with Sections 9-9301 and 9-9352 of the Ordinance <br /> Code, and Public Works Standard No. B-2 for an 84 ' right-of- <br /> way street . The right-of-way for Pommel Lane should be 84 ' , <br /> and the minimum centerline radius should be 1000 ' per <br />
