LO INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> 1.1 Description of site: The project(APN 015-020-56) site is currently a 15.2-acre grape vineyard <br /> zoned AU-20. The site is relatively flat and is located adjacent to the Woodbridge Irrigation Canal and <br /> south of the Mokelumne River. Parcel Number 015-020-26 will provide access to the subdivision via a <br /> public road dedicated to the County (See Appendix for Site Plan). <br /> 1.2 Description of Proposed Development: It is proposed to create 27 residential parcels by <br /> subdividing the existing parcel (015-020-56). In accordance with the San Joaquin County Development <br /> Title,this Surface and Subsurface Contamination Report(SSCR) is being submitted for approval. This <br /> report will investigate the property for visual or historical environmental contamination based on field <br /> observation, interviews with the owner, and County records. (This SSCR includes no chemical analysis). <br /> 1.3 Parcel location map: (See Appendix for Tentative Map with Vicinity Map and APN page). <br /> 1.4 Site Map: (See Appendix for Tentative Map). <br /> 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE• <br /> 2.1 Discussion of Past,Present, and Proposed Future Uses: The primary source of information of the <br /> historic use of the property is testimony from the owner, Redeeming Way LLC. Jim Ehlers of <br /> Redeeming Way LLC has farmed the property for the last 25 years before purchasing it in 2020. The <br /> present land use is agricultural-urban reserve, and the proposed use of the property is very-low density <br /> residential. <br /> 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> CONTAMINATION: <br /> 3.1 Methods used to research: Methods used to research this parcel were records researched at the <br /> San Joaquin County Agriculture Commissioners office in December, 2021 (see appendix for results). An <br /> onsite survey was performed on July 29, 2021,by staff of Dillon& Murphy. The San Joaquin County <br /> Environmental Health Department's underground storage tank mitigation database list did not yield any <br /> concerns. <br /> 3.2 Description of all past on-site potential and/or known above and below ground sources of <br /> contamination identified at the project site: Past on-site potential for contamination is low. The site <br /> has historically been a grape vineyard with no underground storage tanks. The owner has no knowledge <br /> of improper above ground storage of chemicals on the site. <br /> 1 <br />
