The County <br /> Service Area shall be formed prior to the consideration of the <br /> Final Map. <br /> 3 . Public utility easements shall be as required by Pacific Gas and <br /> Electric Company, Pacific Telephone & Telegraph Company, and all <br /> other public utilities. <br /> Underground utilities are required pursuant to Section 9-1730 of <br /> Ordinance 2634; location shall be as prescribed in Section 9-1732 <br /> of Ordinance 2634. <br /> 4. A six foot (6' ) solid fence shall be constructed along the West Side <br /> Irrigation District Canal to restrict access. <br /> 5. The minimum net lot area shall be one (1) acre. <br /> 6. In lieu of conveyance of park land to the County, as prescribed in <br /> Section 9-1450 of Ordinance 2634, as amended, the developer shall <br /> contribute fees of equivalent value as defined in said section. <br /> 7, A Preliminary Soil Report, as prescribed in Section 9-1507 of <br /> Ordinance 2634, as amended, shall be required. <br /> 8. This map is approved for eighteen (18) months . <br /> 9. ' Local Health District : Subject to requirements of Ordinance #549, <br /> including : <br /> a. Eight foot soil profile on lots 8, 18, 36, 42 , and 52 . <br /> b. Percolation tests required on lots 1, 4, 7 , 11, 14, 16, 20, 23, <br /> 25, 29, 32, 35, 39., 43, 45, 50, 52 , 54, 57, 59. <br /> RECOMMENDATION AND FINDINGS <br /> - Ratify the Negative Declaration. <br /> - Approve the project subject to the conditions as recommended by the <br /> Development Committee. <br /> - With the finding that the proposal is consistent with the General Plan <br /> designation of Rural Residential. <br />
