Von Sosten Road
Tracy, CA 95376
Re: LOS RANCHOS COUNTRY ESTATES SUBDIVISION
Dear Board of Trustees:
I regret the delay in responding to your letter of September 13, 1984. I felt,
however, the concerns in your letter warranted a thorough perusal of the matter
in question.
The drainage along Von Sosten and Hansen Roads has been reviewed, in the field,
by personnel from both our Public Services Division and our Maintenance
Division. The heavy over—growth of bermuda grass at the southwest corner of Von
Sosten and Hansen Roads needs to be cleaned; the grated drainage inlet will then
be able to better function. This work will be scheduled and performed by County
Maintenance forces in the near future.
The Los Ranchos Country Estates Subdivision was designed so that the storm run—
off from the roads and lots will be contained on the lots by individual ponds.
The volume of the ponds is designed to be 150%, for lots of one acre or less,
and 200%, for lots over an acre, of that required for a 10 year, 24 hour storm.
The soils report recommends a percolation rate of 2—inches per day. The ponds
will drain the design storm in six days, at this rate. There should be little
or no run off from this subdivision that reaches Von Sosten or Hansen Roads.
This project was designed by a civil engineering firm in accordance with the
recommendations contained in the soil report as well as County Standards. This
subdivision was designed according to the best information available and the
State—of—the—art for storm drainage. The plans met all the criteria and were
approved on October 1 , 1984.
