GK FROM: Car Ben Neely, Engineer II Public Services Division SUBJECT: MS-00-21 A MINOR SUBDIVISION APPLICATION TO DIVIDE A 10.12 ACRE PARCEL INTO TWO PARCELS, PARCEL 1 TO BE 5.06 ACRES, PARCEL 2 DESIGNATED REMAINDER TO BE 5.06 ACRES, LOCATED ON THE NORTHWEST CORNER OF JAHANT ROAD AND SOWLES ROAD. (DISTRICT 4). APPLICANT: Leonard Belarmino APN: 007-320-20 INFORMATION: The site is not currently located within a Federal Flood Insurance Administration Designated Flood Hazard Area. Jahant Road has an existing right-of-way width of 40 feet and a planned right-of-way width of 60 feet. Sowles Road has an existing right-of-way width of 60 feet and a planned right-of-way width of 60 feet. The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and payable at the time of building permit application. RECOMMENDATIONS: 1. A Parcel Map is required. (Development Title Section 9-915.2) 2. Irrevocable Offer of Dedication to result in a 30-foot wide right-of-way from the centerline of Jahant Road to the property line shall be required across the frontage of APN 007-320-20 with a 20 foot by 20 foot corner cut-off(snipo) at the corner of Sowles Road. (Development Title Section 9-1150.5(b)) 3. The frontage improvements for Jahant Road and Sowles Road shall be constructed in conformance with the standards for one-half of a 50-foot right-of-way rural road. The construction of the frontage improvements will be deferred, upon execution by the owner of a Deferred Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway Improvement Agreement with a deposit equivalent to their estimated construction costs prior to approval of the Parcel Map. (A $325.00 fee currently is required for processing per Development Title Table 9-240.2 in addition to a copy of the Grant Deed, and an estimate. The estimate shall be prepared by a Registered Civil Engineer with a typical section drawing on a form to be supplied by the Department of Public Works and submitted to the Department of Public Works for approval. As an option, the Department of Public Works will prepare the drawing with estimate for an additional fee of$140.00.) (Development Title Section 9-1150..2(d)(3))
