The fee is due and <br /> payable at the time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. (Development Title Section 9-915.2) <br /> 2. Irrevocable Offer of Dedication to result in a 30-foot wide right-of-way from the centerline of <br /> Jahant Road to the property line shall be required across the frontage of APN 007-320-20 <br /> with a 20 foot by 20 foot corner cut-off(snipo) at the corner of Sowles Road. <br /> (Development Title Section 9-1150.5(b)) <br /> 3. The frontage improvements for Jahant Road and Sowles Road shall be constructed in <br /> conformance with the standards for one-half of a 50-foot right-of-way rural road. The <br /> construction of the frontage improvements will be deferred, upon execution by the owner of <br /> a Deferred Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage <br /> and Roadway Improvement Agreement with a deposit equivalent to their estimated <br /> construction costs prior to approval of the Parcel Map. (A $325.00 fee currently is required for <br /> processing per Development Title Table 9-240.2 in addition to a copy of the Grant Deed, and <br /> an estimate. The estimate shall be prepared by a Registered Civil Engineer with a typical <br /> section drawing on a form to be supplied by the Department of Public Works and submitted to <br /> the Department of Public Works for approval. As an option, the Department of Public Works <br /> will prepare the drawing with estimate for an additional fee of$140.00.) <br /> (Development Title Section 9-1150..2(d)(3)) <br />
