ENVIRONMENTAL IMPACT STATEMENT <br /> REVILM OF RODON TRACT <br /> By ,the San Joaquin County Planning Department <br /> Conformity to the General Plan <br /> This tentative map is located in an area designated for agricultural <br /> land uses and does not conform to the General Plan. The introduc- <br /> tion of dwellings that are not related to farm uses conflict with <br /> the procedures necessary to assure maximum crop production. <br /> Future Public Services and Cost Necessitated by the Project <br /> No statement has been made as to how terminal drainage will be <br /> provided. A "temporary" retention pond would actually be permanent <br /> since there is no plan for providing public drainage in this area. <br /> No waste discharge report has been submitted to the Water Quality <br /> Control Board and there is no statement as to the type of sewage <br /> disposal system to be provided. There is no indication that the <br /> proposed subdivision can be served in the forseeable future by <br /> municipal services, i.e. , water and sewers. <br /> A soil investigation is recommended by the Building Department to <br /> determine any conditions that would lead to structural difficulties . <br /> Accrual of Effects Produced by the Project <br /> There is a statement made that the 20 acres west of this tentative <br /> map is owned by the subdivider and will be subdivided. Both the <br /> tentative map and the E.I.R. should be prepared to show the pro- <br /> posed development of the total ovmership. Neither the General Plan <br /> nor present zoning permits total development of this parcel as a <br /> subdivision. The present design indicates further development to <br /> the west. If only five lots are intended, this design should be <br /> changed. Prior to a final report on Environmental Impact of the <br /> proposed development of the entire property it is not possible to <br /> comment on the accrual of effects. <br /> Growth-Inducing Impacts <br /> The development of this property as a subdivision would establish a <br /> precedent for the subdivision of this general area. Urban develop- <br /> ment is anticipated in or adjacent to Lockeford in the County <br /> General Plan and not in the agricultural areas. <br /> Boundaries Affected by the Project <br /> No comment. <br />
