P/C 3-15-73 <br /> ITEM NO. 9 TENTATIVE SUBDIVISION MAP NO. 5-73-2 OF DONALD <br /> AND ROBERT BAUMBACH, for a 5 lot residential <br /> subdivision, on the west side of Tretheway <br /> Road, :1440 ' to 1625 ' south of Highway 12, east <br /> of Victor, in a GA-1 Zone. <br /> The <br /> subject property is zoned GA-1 which permits lot sizes of <br /> one acre or more . <br /> A 50 ' wide street is proposed. <br /> HISTORY <br /> - Use Permit No. U-73-52--approved by the Board of Supervisors <br /> for an eight lot subdivision. <br /> - DL-72-282 - Created the existing lots fronting on Tretheway Road. <br /> On December 7, 1972, the applicant withdrew his application for <br /> 5-73-2 (at Planning Commission) . <br /> - Applicant has resubmitted his proposal as he apparently has <br /> resolved most of the problems in regard to the previous appli- <br /> cation. <br /> - An evironmental impact report is required and was submitted as <br /> part of the tentative map. <br /> DEVELOPMENT COMMITTEE ACTION <br /> On February 21, 1973, the Development Committee reviewed the <br /> proposed subdivision. The Committee voted to recommend approval <br /> of the map subjecttD the following conditions: <br /> 1. All improvements shall be in conformance with the <br /> requirements of the County of San Joaquin. <br /> 2. Easements for utilities shall be as required by PG&E, <br /> PT&T, and all other public utilities. The provisions <br /> of Article XIIA of Ordinance 892, as amended, shall <br /> apply. <br /> 3. Plans for all improvements to be approved by San Joaquin <br /> County. Department of Public Works prior to consideration <br /> of the Final Subdivision Map. <br /> 4. Provision for storm water drainage shall comply with <br /> standards and requirements of the Department of Public <br /> Works prior to consideration of the Final Sub. Map. <br /> 5. Water system or methods shall conform to the requirements <br /> of the Local Health District and the Department of <br /> Public Works. <br />
