Storm Drainage <br /> Storm drainage for the project will consist of a system of inlets, piping, and bio-treatment and detention <br /> ponds that will provide for storm water conveyance and treatment. Two bio-treatment basins will be <br /> located on the northern portion of the project and will provide the treatment of storm water. A system of <br /> inlets and piping will discharge into the basin for treatment. A system of pipes will extend to the north and <br /> discharge the treated storm water to the detention basins located on the northwest portion of the project. <br /> Due to the soil characteristics and percolations rates,the stormwater discharged to these basins will <br /> percolate into the ground. In large storm events, an agreement with BBID will allow for the metered <br /> discharge of the storm water from the detention basins to the existing canal bisecting the site. <br /> Dry Utilities <br /> Dry utilities, electricity,gas,telephone, and data services will be provided by the appropriate private service <br /> providers. An electrical substation to provide electrical services to this project as well as surrounding <br /> development may be necessary and two locations are shown on the southern portion of this development. <br /> This would be included as part of the CEQA review and the entitlement and approval process would be <br /> determined by the County. <br /> Project Construction/Phasing <br /> Construction of the project will be phased and may include the construction of one or multiple buildings <br /> depending on demand for space for the proposed land uses. The project construction would include the <br /> construction of the building, associated vehicle parking, truck and trailer parking, vehicle circulation, and <br /> landscaping with each building. <br /> Maintenance <br /> Except for improvements within the street right of way between back of walks on Schulte Road (the only <br /> public road within the project), property owners will be responsible for all maintenance, including internal <br /> private roads, all landscaping behind back of walk and within proposed landscape setbacks on Schulte Road, <br /> water service and treatment,sewer service and treatment and storm drainage treatment and detention <br /> inlets. The specific funding mechanism for property owner maintenance and operational entity will be <br /> determined.The operational entity will include a comprehensive identification of long-term replacement <br /> costs,escalation factors, and ultimate build-out in determining the assessment fee by the property owners <br /> to ensure that appropriate maintenance levels are preserved as required by the County. Dry utilities, <br /> electricity, gas,telephone, and data services will be maintained by the appropriate service providers. <br /> Page 5 of 5 <br />
