CONDITIONS OF APPROVAL <br /> MS-00-15 <br /> Barrow <br /> Minor Subdivision Application No. MS-00-15 was approved by the San Joaquin County <br /> Community Development Department on July 28, 2000. The effective date of approval is <br /> August 7, 2000. This tentative map approval will expire on August 1, 2003, which is three <br /> years from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with and (2) a Parcel Map has been filed with and accepted by the County <br /> Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall <br /> be fulfilled prior to approval of the Parcel Map. Those Conditions followed by a Section <br /> Number have been identified as Ordinance requirements pertinent to this application. <br /> Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Tina Wehrmeister,468-8477) <br /> a. TENTATIVE MAP: The Parcel Map shall substantially conform with the approved Tentative <br /> Map dated June 2, 2000. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this <br /> map: <br /> (1) All parcels shall have a minimum lot width of 150 feet, measured at the front yard <br /> setback line. (Development Title Section 9-310.4) <br /> (2) All parcels shall have a minimum lot area of two acres. (Development Title Section 9- <br /> 1105.2) <br /> c. ACCESS: The following access requirements apply and shall be shown on the Parcel <br /> Map: <br /> (1) The proposed 25 foot wide private easement for access to parcels 1 and 2, along the <br /> east side of parcels 1 and 2, and the existing 25 foot wide private easement for access <br /> along the south side of the parcel owned by Vatran (APN 209-130-70), shall be shown <br /> on the Parcel Map. (Development Title Section 9-1150.15) <br /> (2) Prior to recording the Parcel Map, the entire length of the private right-of-way shall be <br /> constructed and maintained to the standards required by Section 10.207 of the Uniform <br /> Fire Code and applicable San Joaquin County Improvement Standards. (Development <br /> Title Section 9-1150.15[c]) <br /> d. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> Conditions of Approval - 1 - MS-00-15 <br />
