Item No. 2 <br />PC: 4-4-85 <br />S-85-4 <br />Page 1 <br />STAFF ANALYSIS <br />The applicant is proposing to develop an additional parcel in <br />Unit 3 of the River Meadows subdivision. To accomplish this, <br />the unit will be redesigned by adding a north/south.street and <br />having seven parcels front the proposed road. Unit 3 repre- <br />sents the final phase of a 104 -unit subdivision originally <br />approved by the Board of Supervisors (S-81-3, approved March <br />31, 1981). Because of the expiration of that tentative map, an <br />application for Units 2 and 3 was recently heard and approved <br />by the Planning Commission (S-84-8, approved September 6, <br />1984). The effect of this request would be a redesign of the <br />parcel configuration of Unit 3 of that application. <br />The General Plan land use designation for the site is <br />Residential Low Density and is zoned R1 -U. The property is <br />located in Woodbridge on the north side of Woodbridge Road be- <br />tween Rio Verde and Augusta Streets. A portion of the property <br />is located within the floodplain and floodway of the Mokelumne <br />River. The flood prone property is planned for open space, <br />portions of which are to be dedicated to the County as a con- <br />dition of final map approval. <br />A Negative. Declaration has been prepared based on an Initial <br />Study of the project. <br />RECOMMENDED FINDINGS <br />A. The proposed map is consistent with applicable General and <br />Specific Plans: <br />The request is consistent with the Residential Low Density <br />designation and related development requirements of the <br />General Plan. <br />B.
