The minimum net lot area shall be 6,000 square feet. <br />10. A Preliminary Soil Report as prescribed in Section 9-9307 <br />shall be required. <br />11.. This map is approved for 36 months from the date of approval. <br />12. The subdivider should agree to and shall pay users fees for <br />the utility services from the time the improvements are <br />accepted by the County to the end of the fiscal year, or up <br />to a one (1) year period, as the case may be. <br />13. That portion of the property in the floodway, i.e., 17-19 <br />acres, with the exception of 5+ acres, is to be deeded to San <br />Joaquin County within seven (7) years from the date of final <br />map approval of the first unit. The property, or any portion <br />thereof, may be transferred to the County at any time during <br />the seven-year period, at the owner's option. <br />14. The owner, in retaining the westerly 5+ acres of the floodway <br />portion of the subdivision, shall grant San Joaquin County a <br />public access easement across the property when, and if, the <br />County acquires public access interest in the adjacent prop- <br />erty downstream. <br />15. The covenants, conditions, and restrictions are to require <br />that each property owner with frontage on the floodway shall <br />install a fence across the rear property line except where it <br />is adjacent to the westerly 5+ acres. <br />16. Dedication and full frontage improvements including pavement, <br />curb and gutter, and sidewalk shall be required on the sub- <br />divided side of Mokelumne Street, in conformance with an 80' <br />right-of-way. <br />
