Item No. 4 <br />PC: 9-6-i4— <br />S-84-8 <br />Page 1 <br />STAFF ANALYSIS <br />The applicant is requesting a 54 -lot subdivision of 15.2 -acre <br />parcel. The represents the second and third phase of a <br />104 -unit division approved by the Board of Supervisors (File <br />No. 5-81-3, approved March 31, 1981). This application is <br />being made because the tentative map for 5-81-3 has expired. A <br />final map for Unit 1, 48 lots, has been previously filed. The <br />effect of this application would be to extend the original <br />approval. <br />The land use designation for the site is Residential Low <br />Density and is zoned R -1-U. The property is located in <br />Woodbridge, on the north side of Woodbridge Road between Rio <br />Verde and Augusta Streets. A portion of the property is <br />located within the floodplain and floodway of the Mokelumne <br />River. The flood prone property is planned for open space, <br />portions of which are to be dedicated to the County as a con- <br />dition of final map approval. <br />A Negative Declaration has been prepared based on an Initial <br />Study of the project. <br />RECOMMENDED FINDINGS <br />A. The proposed map is consistent with applicable General and <br />Specific Plans: <br />The request is consistent with the Residential Low Density <br />designation and related development requirements of the <br />General Plan. <br />B. The design or improvement of the proposed subdivision is <br />consistent with applicable General and Specific Plans: <br />The design is consistent with applicable development <br />requirements of the General Plan. <br />C. The site is physically suitable for the type of development: <br />The site is suitable for residential development. <br />D. The site is physically suitable for the proposed density of <br />development: <br />The site is suitable for Residential density of <br />development. <br />
