CONDITIONS OF APPROVAL <br /> MS-93-78 <br /> Timothy Andrew <br /> Unless otherwise specified, all Conditions of Approval and Ordinance Requirements shall be <br /> complied with prior to the approval of the Parcel Map. <br /> This approval will expire three years from the date of approval unless (1) all Conditions of Approval <br /> have been complied with and (2) a Parcel Map has been filed with and accepted by the Surveyor's <br /> Office. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. All parcels shall have a minimum width of 330 feet. (Development Title Section 9-610.2) <br /> b. Parcel 2 shall be 10-acres in size. (Development Title Section 9-610.3[a][3]) <br /> C. A 25 foot wide private easement for access to parcel two, along parcel one, shall be <br /> shown on the Parcel Map. (Development Title Section 9-1150.15) <br /> d. The following note shall be placed on the Parcel Map: <br /> At the time of development of parcel 2, the entire length of the private right-of-way for <br /> parcel 2 shall be constructed and maintained to the standards required by Section 10.207 <br /> of the Uniform Fire Code and applicable San Joaquin County Improvement Standards. <br /> (Development Title Section 9-1150.15[c]) <br /> e. The following note shall be placed on the Parcel Map and also recorded as a separate <br /> instrument: <br /> In accordance with Section 9-610.3 of the San Joaquin County Development Title for the <br /> creation of homesite parcels, these parcels cannot be further subdivided. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> See the attached memo from Public Works dated September 28, 1993. <br /> 3. PUBLIC HEALTH SERVICES: <br /> See the attached memo from Public Health dated September 21, 1993. <br /> 4. COUNTY COUNSEL: <br /> a.
